Did you find they were hard to deal with or not that bad? Some house in there look like the little verandah is an afterthought and just tacked on the front rather than integrated into the design. Colours are also limited aren't they? My advice, get as flat as possible, it'll be easier in the long run. Because our block is "challenging" (it's not that bad) the project builders pretty much couldn't do what we wanted, so we ended up going with custom. They have done a few in the area so were 100% up on covenants and so far so good although we haven't been to council yet. The colours are sort of limited as well, I think it's got to be earth tones and/or heritage colours, which actually gives you tons of choice I think. I think as long as you don't want a bright pink house you should be sweet. What we did a lot when we were deciding whether or not to go for it was to drive around the streets of the earlier stages, that gives you a good idea of colours and look. Do you know if the requirements for retaining walls are only in the front yard? can you do what you want in your own backyard? Basically, the requirements sound worse than they are? Lucky buggers. We have to sort that soon, we have 4 or 5 trees that need to go. Don't know when we'll be going to council, hopefully very soon. Last I heard was our plans were going to be checked over by an engineer and then I think the next step is council. Fingers crossed. We just had trees removed by a great company. . Let me know if you want their details. Feels like we have been waiting forever so excited to see some action. I know what you mean about the verandas. . We have spent ALOT of extra money to avoid having a stepped slab.. worth it but still unexpected to us first time builders.
