Browse Forums Building A New House 1 Nov 17, 2015 11:49 am Hi all, Building a house in Piara Waters WA. Will have my slab down hopefully by end of Nov. Hoping someone here could recommend a good building inspector to inspect all main stages of building progress. It's our first build so we wanna get it right. Thanks! Re: Please recommend good building inspector in Perth 4Nov 18, 2015 9:51 pm me too please! My build with FHBD viewtopic.php?f=31&t=78344 Re: Please recommend good building inspector in Perth 5Nov 18, 2015 10:34 pm Hi Guys Here are a few tips at slab down stage Make sure you get a copy of 1 The Perth Penetrometer Test Results (PPT) 2.Engineering footing Details 3.Have the plumbing penetrations, reinforcement, DPC, levels, compliance, etc checked before the concrete is poured.. which is generally the next day 4. You can also request independent structural engineers inspection and certifications 5.Take photos..lots of photos and your own thread is a great place to post them Remember technically the only person that can delay a pour and correct non-compliance is a structural engineer. If you have any further questions or queries please post or leave a PM. The problem with Final Inspections are 1. The project is near over and chances are you have missed critical time lines, were mistakes/queries can be inspected/identified/fixed/Certified before being covered, buried, etc, etc and paid for. 2. Most Inspectors are not qualified to deal with AS Code NON COMPLIANCE, you have to rely on the builders Engineer and Guess what he's going to probably tell you? 3. If the inspector finds a structural issue then he will employ an engineer on your behalf..that's another couple of grand out of your pocket... go figure? 4. Best advice I can gives you is find someone you can trust to do the job RIGHT in the first place. 5.OT, You really don't want to know what certified structural repairs will cost you outside of the warranty period? Here Eg. 20+ year old home coastal/marine environment. Replace Corroded Lightweight Steel roof trusses, tile roof, ceilings etc. Close to the original cost of the House.. Re: Please recommend good building inspector in Perth 13Nov 25, 2015 5:10 pm Petad We went with housepect they quoted $795 but they do 3 inspections and we missed the first so that's for 2 We found them very good even took pics inside of the alfresco pillars. Well if they are taking pictures inside hollow Brick pillars then that would be of concern for the design engineers, council building Dept., Building commission and your insurance company, etc,etc The codes require new brick piers to be reinforcement, tied into the footings and filled, no cavity to peek into so need for some fancy camera You have illustrated my above points precisely Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Please recommend good building inspector in Perth 14Nov 25, 2015 5:40 pm StructuralBIMGuy Petad We went with housepect they quoted $795 but they do 3 inspections and we missed the first so that's for 2 We found them very good even took pics inside of the alfresco pillars.
