Don't know if the bank will be happy with it being so far off mate just tell them they are expecting registration in approx 4 weeks. stuff the bank....would u rather them suffer than you??? im already preparing my updated docs for them. they actually rang me 3 weeks ago. so do it now and save yourself some future stress Re: Village Square Edmondson Park Stage 16 345Sep 16, 2016 3:17 pm I was there too today ... We should have planned Re: Village Square Edmondson Park Stage 16 348Sep 16, 2016 5:29 pm I wouldn't be too hopeful to have the land registered so soon. Highpoint which had land prepared much earlier and faster is yet to register. I checked there Sub Division Certificate and it will take them almost 3 months. Below is Highpoint SC Application from eplanning Liverpool site. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Now for us (Village Sq) the sub division certification had not even being lodged yet. Expect to wait till at least December imo. Re: Village Square Edmondson Park Stage 16 349Sep 16, 2016 7:43 pm So I had confirmation from my solicitor today and this is what the developers solicitor has said about Christmas time 1. Not agreed. 2. The vendor will require settlement to take place in accordance with the contract, Christmas notwithstanding. I have also been told they are going on break for Christmas. So at this point I either agree or go jump as far as they are concerned. Let's hope we get registered before December or we will all suffer. Re: Village Square Edmondson Park Stage 16 351Sep 18, 2016 1:31 pm jonny90 west_rocks I checked there Sub Division Certificate and it will take them almost 3 months. How do you know that it'll take 3 months? Well just an educated guess. Started process on 27/07 and now it's almost 2months. Can't see the sub lots created in e maps either. So give it lets say another 15 days and further 15 days for settlement. Comes to 3 months at a minimum. Same case with Avera QVC n other estates. Think Livo Council is damn slow n understaffed. Re: Village Square Edmondson Park Stage 16 352Sep 20, 2016 2:15 pm Makes sense lol I've got an appointment with my broker this Thursday to get the ball rolling so I'm not caught out on a surprise on-time registration (very doubtful). Anybody know how long banks usually give you to submit the paperwork for the loan to officially start? Anybody know how long banks usually give you to submit the paperwork for the loan to officially start? Not sure on that jonny. For me the entire loan approval was done in 2 weeks time but i furnished all the required docs within 1 or 2 days. Officially my loan is fully approved (not pre-approved) now and we are just waiting to hear for the date if settlement. The approval is valid for 6 months. As per my broker we have not left anything for the last moment and the loan can be settled within 5-7 days from the day of notice. Re: Village Square Edmondson Park Stage 16 354Sep 20, 2016 5:09 pm When did you start the loan process? We applied for our pre-approval more than 12months ago using the same broker and that only took about 2 weeks to process with ANZ. Hopefully he can pull off the same thing this time around with a better interest rate :p Re: Village Square Edmondson Park Stage 16 355Sep 20, 2016 5:10 pm jonny90 When did you start the loan process? Re: Village Square Edmondson Park Stage 16 357Sep 20, 2016 10:10 pm that's the builder trying to get more $$$ nice sized lot but house is only 25.5sq. Re: Village Square Edmondson Park Stage 16 358Sep 21, 2016 7:22 am Delays to St Francis School. Bad news indeed. A number of issues outside our control have led to delays in obtaining final Council approvals and the delivery of essential road networks and services for the initial stage of the school. Therefore a temporary school will be established for the commencement of the 2017 school year at Oran Park adjacent to the existing St Benedict's / St Justin's School site. This indeed is bad news for the families who wished to send their kids to the new school. Although this one thing kept me and my wife wondering that how can the school start when there is nothing happening on the site. Now I know ! Re: Village Square Edmondson Park Stage 16 360Sep 21, 2016 8:11 am When you look at the land and its shape, that might explain the lower cost and also the house is very small. Even know my block is smaller i would not pay the same amount for this block given its shape. No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 6352 Not unless you have managed to put it as a special condition into the contract somehow. 1 6406 |
