Same here... They told me this process will start after land release. My point of view was that why should we wait for land release, get things done now? But they didn't respond since then.
They've told new once settlement occurs to then send them the sewer diagram, 88b etc etc then they will commence on final plans, book in for electricals, kitchen etc
i have paid 10k and signed tender. wanted them to confirm one thing in tender. its been two weeks now..no reply. rang up last week told me it was with the MD.

Guys, I have gone through all this and had lots of discussions with CasaView on why we need the land registered to go through the Electricals and Kitchen selections and got the same answer which I could never digest. Was very disappointed, but then reading through other forums I have noted that CasaView is almost always first to start Construction in any stage (You can see it yourself by going through the Constructions happening in Village Square). They may delay things initially but once land is registered and they have all documents it gets easy (atleast compared to other builders). I was very keen on Wisdom initially (anyways I cant build with them) but they took full 9 months after registration to even start work for someone I know even though they had done everything before the land got registered. This is my justification which I keep telling myself whenever I am frustrated with CasaView's response. Hope this helps !
I noticed that prior to registration for stage 14/15 the spray on grass had turned into a lush green, and also for the ridge estate. Ours is quite barren with grass only in patches...hopefully not an indicator of the soil quality for our own gardens..

No it doesnt. Most varieties of spray grass only last 1 season and die out after that
Thank you for advising us that your land has now registered at LPI.
As you may have experienced, land registration’s across Sydney, have been continually delayed. This has occurred across most new land releases & has culminated in a large number of new lots all registering in the last quarter of 2016, before land tax is due to be paid by the developers. This has resulted in our office being inundated with an unprecedented volume of land being ready all at the one time (for example 24 lots last Friday 4/11) . The amount of newly registered lots at the one time, is at a level which Casaview Homes have never seen before as a company.
This influx will delay our ability to send drawings out in accordance with the “what’s next document”, as we simply cannot work on all of these jobs at once. We need time to ensure due diligence is maintained and our quality of work is not compromised.
In order to deal with this massive wave of work, we have placed any new client supplied land projects, which have signed a contract from November 1 onwards, on hold for a minimum of 3 months.
To help alleviate this issue, we have employed additional staff, cancelled all annual leave in the last three months, and will be reducing our normal Christmas shutdown period in half. Our architects will prioritise the works based on the order that our clients have signed their contract, as we believe this is the fairest way to move forward.
Again, this is a situation which as a company, we have never seen before and reflects the current residential building boom in Sydney. We will be doing our very best to get all works done as soon as possible, and whilst we know it is difficult to have to wait, we ask that everyone please be patient and understanding of the situation.
In the meantime, once settlement has been completed, we will require the following documents from you:
· Settlement letter
· Registered DP plan
· Registered 88b instrument
· Site specific 149 certificate
· Sewer diagram &
· Sydney water Work-as-executed plans for the subdivision.
The above documents can be obtained from your solicitor.

It's a bad management at their end. I have been chasing them to finalize my drawings since last couple of months but no use. Now they sent this reply. The number of lots released should not be too surprising, I think thats how they release the lands usually, in batches.
Im in a similar boat, have signed tender but not the contract. Very poor from their end as i signed recently however they gave no mention of the 3 month hold.
The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
Just the way it is.
