This is a thread for those building (or looking to build/buy) in the Willowdale, Leppington (also called Denham Court). Please feel free to share your stories, plans, experiences or news/knowledge of the areas (and surrounding) on the thread.
This is our first post and new home build, we just placed deposit for the land and the construction (it is still very far from the starting of the build). At this stage, I’m waiting for the first draft tender, which should be ready by end of January 2014.
According to the builder, if everything goes well (~if~), the land should be registered in June and settled under us in July, and the build can be finished before Christmas 2014. (Hope so but we doubt according to our reading of the threads in HomeOne Forum).
In the next few months, we’ll be working with the builder on the administration tasks such as tender review, home building agreement, council/certifier approval, appointments with interior designer/landscape designer/colour consultant/electrician (should be fun), financial arrangements and etc. Hopefully all paperworks and approvals would be ready by July; therefore the house building can be started as soon as the land settled.
One of the reasons why we picked Willowdale was that a new train line has been built (extend from Glenfield), in which the train will be ready by the time we move in, also the Leppington station is about 1.5km or 20 minutes walking distance from Willowdale (according to the consultant in Willowdale sale centre ~ let’s see but I would double up the number given by the sale/builder).
We previously considered the Ponds, Oran Park Town and Spring Farm, but the Ponds is too expensive and the North West Rail Link will not be ready in the next 6 years (2019); whereas Oran Park Town and Spring Farm are driving distance from the train, we finally purchased Willowdale to save us on the 2nd car.
Second reason was that a town centre around the Leppington station will be built, which (I guess) will come with modern appointments and shops. While the Willowdale at the moment is still affordable, I hope the potential growth is as great as the Ponds, Rouse Hills and Kellyville where the land price are about $470K for 450m2, whereas Willowdale/Oran Park Town are under $280K for 450m2 (even lower in Spring Farm).
Another reason was the infrastructure/road construction, as far as we see/wish at this moment, a major road with 3 lanes in each direction connecting with the new station and the Motorway is being built. I guess it was part of the planning of Oran Park Town development.
My personal opinion in the investment point of view, Willowdale/Oran Park/Spring Farm are considerable and have high growth potential. Of course, I haven’t yet deeply considered/analysis other areas, I’m sure there are many options and choices out there. However, since it was really hard to find a land nowaday (new land release is extremely slow compared to the demand) and the price could be increase as high as $10K between each release in the same estate, we only thought about the above few points (gut feeling there should be good), then we made the decision. Basically we grabbed whatever was available when we were ready after we considered the risk about the location and the development (apart from the train bridge and road construction, we hardly see anything else has yet developed in the area (even Willowdale itself - now has only a sale centre there)
