Building A New House

We're still quite away off starting the actual build but since we've hopefully (ha!) finalised our design now that our set back is sorted I thought it's a good time to get started on here.
We're building at Gen Fyansford, on the fringe of Geelong, our land is expected to title in April, I'm not holding my breath but so far they are on schedule, and it looks like the first lots are about to title when they said they would, so fingers crossed it stays that way.
We paid a deposit with Kings at the end of May after also considering similar plans with Boutique and Metricon. We loved Kings flexibility, our sales guy was great and no change has been too much trouble for them. It hasn't been the quickest process but overall they have been really good so far.
14/3/2015 – Land contract signed (est. settlement Apr/May 2016)
31/3/2015 – First estimate from JG King
25/5/2015 – Deposit paid with JG King
17/7/2015 – Preliminary plans – with hilarious 25 degree skillion roof!
29/7/2015 – Electrical appointment
31/7/2015 – Colours appointment
4/9/2015 – Tile appointment
9/10/2015 – reworked drawings
30/10/2015 – third set of drawings
10/2/2016 – drawings again
April/May 2016 – chase our tails to reselect discontinued tiles only to eventually find out that they were set aside at the time of selection. Update on land, now expected to title in Aug 2016
5/5/2016 – Developer approval application submitted
24/5/2016 – Developer approval failed due to a stack of nit-picky things
25/5/2016 – Road completed
10/6/2016 – colour doc updated with new essa stone
15/6/2016 - Contract drawings including amendments for Developer approval – still a few things to sort out
23/6/2016 – 6[sup]th[/sup] set of drawings back and sent in for Developer approval again
26/6/2016 – Developer comes back with more notes – back to drafting again
28/6/2016 – Land loan approved, pre-approval on construction loan
8/7/2016 – 7[sup]th[/sup] set of drawings back and resubmitted to developer – third time lucky!
19/7/2016 – Developer approval! And floor area fixed on drawings and fly doors added.
2/8/2016 – Statement of compliance on the land
25/8/2016 – Land titled
6/9/2016 – finally stand on our land for the first time! Soil testing done.
9/9/2016 – Land settled
23/9/2016 – Land info added to drawings
29/9/2016 – Applied for report and consent for boundary wall height and height of pier in setback
4/10/2016 – Engineering drawings back
10/10/2016 – Engineering take 2 and Final site costs
13/10/2016 - Contract signed. Find out council won’t process report and consent
31/10/2016 – Construction loan unconditional
1/12/2016 – Council agrees to process report and consent with letters from developer and their lawyers
16/12/2016 – Finally have three support letters for council
21/12/2016 – letters sent to council
24/1/2017 – Council again refuses to process report and consent
2/2/2017 – Make the decision to move the house back – back to drafting!
6/2/2017 – 10[sup]th[/sup] revision of drawings back, sent to council and engineering. Council sends letters to neighbours for comment
8/2/2017 – Plans with new setback sent to developer for approval again. Revised engineering back. And drawing errors fixed (for the final time hopefully!)
10/2/2017 – Developer approval!
17/2/2017 - Council processes report and consent but refuses it.
22/2/2017 - New plans with garage stepped down.

14/10/2017 -Tiling resumed (hopefully for the last time)
18/10/2017 - Fly screens
19/10/2017 - Tiling finished! Clean.
23/10/2017 - laundry bulkhead. Mirrors, showers and splashback measured.
24/10.2017 - Robes and linens
26/10/2017 - Downlights replaced, fans installed.
30/10/2017 - Garage door, carpet started

17/11/2017 - Plumber back. Glass splashback installed.
20/112017 - New doors delivered. Gas line installed!
21/11/2017 - New rangehood cupboard delivered. Electricians did some of their rework.
22/11/2017 - Chippy returns! and replacement shower screen.
23/11/2017 - Chippy, exterior paint and more sparky rework!
24/11/2017 - Rangehood cupboard started
25/11/2017 - First coat of timber stain finished
27/11/2017 - Glass in kitchen caulked
28/11/2017 - First coat of exterior paint completed, garage and linens. Pre Final inspection.
30/11/2017 - Painters return to do another entire coat inside and out, claim done, absolute bs!

.Below are the original plan and our modified plan.
The main changes are:
- 1.3m chopped out of the length by removing the ensuite bath and taking a 200 from the master and 100 from the living.
- added 500 to the garage by adding 300 to the outside and narrowing the entry hall 200
- Ironed out the step in the bathroom wall by reducing Bed 3 (my office) by 100mm and adding 100mm to the WIR
- Moved the dining widow to the Family and increased it to a 2327 mock casement
- Added a sliding glass door to the dining
- Added doors to the Living
- increased the height of the window splashback to fill the space between the bench and overheads
- added a window above the ensuite mirror to replace the one we chopped out with the bath.
- increased the height of the master and living windows
- added a 600mm eave to the north side
We haven't had to go crazy with the upgrades because the Allure range inclusions were right around where we wanted to be. But the main things we upgraded or changed were:
ceiling fans to all bedrooms and both livings
downlights, a dozen or so power points, extra lighting in the garage and outside
power provision for future air con and serge protection
square set cornice to entry/hall/kitchen/dining/family and bathrooms
upgraded ovens so that I can cook without fan
upgraded to AFA exact sinks
One waterfall end to the island bench
Tiling to the ceiling in the bathrooms on the walls that had tiling (i.e not every wall), we were lucky that the tiles that we removed along with the bath covered the extra ones in the ensuite so only had to pay for the bathroom

It did fit but we wanted to maximise space in our little back yard and I never even considered a bath in the ensuite, I would maybe use it once a year if I was lucky so it was an easy decision. Our block is 32m deep so not big, but our 2 girls will be teenagers before we know it, they don't really use the back yard much anymore. As long as the trampoline fits was the brief! We're also only about 100-150m from the big kids playground and the river, which is probably more exciting for me than the girls! I walk or ride along the river as many days as I can fit in so having it so close is going to be awesome!

Ok, colours! There has been much agonising over all of this, I always seem to end up with one more colour for everything than I 'should' have, but the colour girl was on board with it all (and you knew when she wasn't becasue she made a face lol) so I'm trusting that it all going to be ok. I like different but I'm constantly torn between keeping it safe and I torture myself with over thinking. We plan on staying put for a long time so I've tried to go with what I love rather than playing it too safe. Its basically a 50 shades house with touches of timber for warmth.
Main brick (just on the back of the house and the column at the front) - Austral praline with white mortar
Feature brick - Austral graphite with black/charcoal mortar
Main render - Refuge
Dark render - Basalt
Roof/fascia/gutters/downpipes - Basalt
Garage - Basalt
Front door - Monument
Windows - Monument (oddly enough this was our starting point, I love monument windows)
Designacald 80mm batten - Dark oak
Capping - all basalt except for on the Graphite where it is monument
Driveway - charcoal exposed aggregate
The render is the wrong colour in the driveway pic

Adelaide grey tile with magellan grey grout in the kitchen/dinning/family and front hall and laundry. Cyber grey carpet for the bedrooms and living. Haven charcoal tile with dark grey grout in the bathrooms:

Another crude rendering, which is not quite up to date, we now have a single stone end on the left after failing to resolve the extended laminate ends that we originally wanted, and the sink has moved across a bit. Pendants are not yet set (just an idea) and probably shown a bit big here:
Kitchen and butlers tap (which I love!):
and sinks, square but not so square that its hard to clean, that's theory anyway. Will be double under mount in the kitchen and a single inset in the butlers, still not sure about the practicality of the under mount, but I have told Jo we are done changing things!
it's an unusual kitchen, certainly not what I set out looking for, I wanted a proper butlers with open shelving and a bit of bench space for toaster and kettle, but I've thought through where everything will go and this should work out really well overall.

Haven charcoal 450 x 450 on the floor and up the wall with the bath and the window (translucent). I really wanted a 300 x 600 tile for the floor, don't know why, I'm just not a fan of square tiles in the bathroom, but the haven was our pick of the charcoal tiles so that's what we ended up with.
Other walls - White 200x400 stacked with white grout, again i would have preferred to go bigger but the tile girl thought we were better to go smaller with the 450 floor tile, I wasn't going to argue since it was saving money.

Top - essastone New crystal salt
Basins and taps (deeper for the kids):
This has been the most trouble, we originally had stacked white subway with white grout and I loved it (even with all that grout to clean!) but then I saw Dean and Shay's guest ensuite on the block! The same subways as we were using but with a lot more going on! And so that became the inspiration (minus the black tapwear):

We've been at this since Feb and so far it has gone really quickly so I'm hopeful that with Christmas in the mix it will be here before we know it. If the land gets delayed then it will probably start to drag. Very exciting that you're starting next week!

My husband modelled it up in inventor (he is a mechanical designer), and I coloured it in photoshop. I couldn't convince him to go as far as modelling the taps and cupboards for me . I have been wanting to try using Blender 3D that I saw someone on here using but I haven't had the time to devote to learning it.

Love the colours! We went with a similar scheme - sublime teak cabinets, white stone benchtops and charcoal tiles (even up around the bath hob and window wall, same as you). Looks good

So a long overdue update from me - land has been delayed until August (contruction finished in July) thanks to some delays in the release after ours that is being released at the same time. But we have some road base, kerb and channel and our topsoil was being spread yesterday, so we can see some progress.
Houses have started going up in our estate which is exciting to watch. Until jgking started, all of the slabs were looking pretty standard (prob H2, which is pretty normal around here), a couple have had deep edge beams but this was a relief as we have deep class 1 certified fill across the whole development so we were happy to see the builders engineers were happy with what has been done. Then jgking started and put in an huge number of screw piles . So we could be up for a huge increase in site costs. So far they are the only ones who have done any piering of any kind, I'm checking daily lol.
In another downer I discovered our main floor tile has been discontinued, which was one of the few decisions that I never questioned. Beaumonts don't have anything else that is just light grey without brown in it, matt finish and not too plain. So we've been considering all options that are a similar cost due to the threat of screw piles. I love the look of darker and considered charcoal and grigio element, thinking that it had enough variation in it that it might not show up every crumb but after keeping them in kitchen for a few days, we're back to thinking light is the way to go. Cretement Ash white is the one we've zeroed in on, although I'm very unsure. I wanted something that will hide a few crumbs and not make me feel like cleaning it everytime someone walks over it but I feel like cretement already looks dirty. I think it would probably be fine on mass but i haven't been able to find any photos of it laid. The other issue is it varies from being grey in some batches (which i like) to quite brown in others which makes picking the new bench and wall colour hard. It is growing on me though. Any opinions would be appreciated
Cretement with sublime teak, laminate doesn't photograph well on my phone unfortunately.
Cretement with a possible change to honey elm, which we saw with our other kitchen colours in a display, and it was very nice.
Cretement on the Finsbury display tiles, which we really like, looks a pretty good match here but cretement is notably browner.
The element tiles, they don't look this patchy in real life, the phone has boosted the contrast.
And a tile not from beaumonts (if we delete then and do them after handover), that is the most similar to our original tile, however it does have a slight pinky/purple tone to the grey that I'm not sure I can get past.
Some of the new essastone colours with cretement (the greyer batch one). Pure cloud, Calcite, White concrete and crystalite. We have a waterfall end so they will come in contact. I'm thinking we will need to go plainer or delete the waterfall and go back to trying to make them understand how I wanted the extended laminate ends.

It was so nice to meet you the other day! So funny you recognised me from here.
I really love the finsbury floor tiles i wanted them but they were out of our budget unfortunately so id say definitely go with the one that's similar. If its the same one i seen the other day i really liked it and will come up amazing!
I bet your excited for August, it will come sooner than you think.
We took a drive down through your estate and seen the pierings you are talking about there was a lot and hubby and i were remarking on what the land underneath must be like to warrant so many.
Fingers crossed your site costs arnt exorbitant.

Thanks Julia. Cretement is the tile you saw, it is growing on me, it kind of has to because I can't find anything else without looking at more expensive tiles! I just need to see the colour girl to work out what to do with everything else around them because i'm getting no where on my own.
