Do I tell them to complete the wall cladding and roof first or just pay it? We're following method A so this payment is our big one, over 100k. Interest on that alone is about $80 a week. We are expecting cladding finished by the end of next week, but who knows, it hasn't been delivered yet. Contract says "roof fixed", we'll it's fixed but it's not complete. On the one hand I don't want to be a pain in the backside, especially for our SS, we like him. On the other hand they are messing with my facade so I don't want to do them any favours right at the moment, and we're renting so every dollar counts. (say hubby cannot be free till then or similar) then after the walk though if everything is done pay the bill, if not let them know that till xyz is done you will be holding off payment. if nothing else it buys you a week. With all the issues and our new and improved SS we've been getting plenty of walk throughs. We had one at the end of yesterdays meeting (invoice came about 90 mins later), and he mentioned we would probably have another one Friday next week once the chippy is done. Maybe yesterday was the lock-up walk through and that's why the invoice came? If that's the case no one told us, it seemed like a 'you're here so you might as well have look' walk through. If we decide not to pay it, I figure I'll just reply to the email telling them the stage isn't complete as per the contract and I'll pay it when it is. I'm fairly ok with the roof not being complete, obviously there are some issues there that might take quite a while to sort out (although doing capping above the laundry would make me feel better) however the cladding is only not done because the last SS didn't order the materials! Can you just confirm for me that 'x' will be done in the next week before I make payment??' or something.. I would probably just pay, but it is alot of money!! Re: JG King modified Heywood - Plaster 805Jul 12, 2017 1:18 am We had a quick chat to our broker this arvo he didn't think the bank would inspect this time, however we shouldn't pay. Basically we shouldn't be encouraging them or letting them get away with sending invoices early. The email said to contact them or our SS so I just replied to the email with what hadn't been completed and they actually replied this time saying that our SS will contact us to discuss. When I asked a question about the frame invoice I never even received a response, I assumed this time would be the same. With that one we ended up caving after a couple of days and paid it. Re: JG King modified Heywood - Plaster 806Jul 12, 2017 11:37 am So they have come back today claiming that we have reached lock-up due a special condition that says they can claim if plaster is hung (reverse lock-up), this clause refers to method B payment schedule so we weren't sure it applied to us. They are claiming the roof is not finished due to the regulation changes. Firstly that still means that it is not finished! Secondly the unfinished bit above the laundry, that leaks water, has NOTHING to do with the regulation changes, they just haven't been back to finish it since they did the roof almost 2 months ago! I bet they're there doing it today We followed up re the tiles, beaumonts say that the ball is currently in the builders court and they are still waiting (I believe about 2 weeks) to hear back from them. I am now thinking that Monday's walk through was the lock-up walk through. In hindsight something the construction manager said makes me think that he thought or knew we had a lock-up walk through scheduled for after the meeting. NO ONE TOLD US! Re: JG King modified Heywood - Plaster 807Jul 12, 2017 11:42 am Wow I haven't received our lock up invoice and we are pretty much at the same stage - not pushing the issue though because the lock up invoice is pretty ouchie for us too but seriously 6 months of building and we haven't received our lock up invoice is pretty poor on the builders behalf. I meeting with our SS tomorrow I wonder if we will receive our invoice tomorrow as that will be our lock up walk through too lol... The guy never came back on Tuesday to fix the plumbing in the kitchen. Kitchen is scheduled for Sunday/Monday so this could get interesting! Tuesday did see the plaster sanded and site cleaned, although not the back where there is a huge pile of discarded bricks. Bricks were cleaned Thursday, seems like an ok job, looks like some minor chipping to the dark bricks, they were still dripping wet when I saw them so I'll reserve final judgement for a sunny day. There hasn't been any sign of the chippy that was meant to start Wednesday. And no more deliveries of timber cladding or skirts and archs. On Tuesday the construction manager said that they would put the capping on this week regardless of the front not being resolved, that hasn't happened and after the rain and wind last night the front hall and master bed are wet! The front door has blown open again, from the street all I can see is water, I can't tell where it is coming from. Although it looks like it has come out of the master. The ensuite and master windows (south and west) have been left wide open by the guy cutting concrete on Monday so it could be coming in there although seems like a bit too much water to be coming in through awning windows. The brick cleaner didn't bother to shut them so I guess that wouldn't have helped. The uncapped pier is probably the most obvious suspect though. Fortunately we don't have any skirts to get damaged so it should be ok. Obviously water has to be getting in above the laundry but no evidence inside yet. The internal stuff for the chippy was being delivered when I went past so I guess that's something. Maybe that means he might start tomorrow? Hopefully the delivery included a new front door. As much as I don't look forward to being locked out people have been stopping me in the street to point out our front door is wide open and I have to explain that it doesn't close because its water damaged. It's really not my problem but I'd hate to have to wait for more deliveries because stuff goes walk about. We haven't heard back from the construction manager re our questions about the pier flashing/gutter/capping problem or about the lock-up invoice. We followed up with accounts on Friday because they never responded to our email on Wednesday and they said he would call us. Also no word on the tile situation. It has dawned on me that the plumber fixed the shower drain position before they fixed the position of the shower base so he has centred the drain to what is there now, not what should be there 🤦♀️ I feel like such a negative nancy but I'm using this thread as record so I'll just keep posting. In the morning I can see straight in from the empty lot behind but I feel very stalkerish when there's actually trades there. We also have a couple of doors hung . No new front door but they have barricaded the old one with another door I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
