All this is a first for us, so any tips on the sort of things we need to take notice of? Re: Handover approaching - any tips 3Nov 12, 2015 4:55 pm Hi meminiau, Check-lists are great, but if you use the services of a building consultant (many wrongly call themselves building inspectors) then the most important thing is to ensure that they have a thorough definition of defect to include the implied warranties (Building Contracts Act 1995). These implied warranties include not just good quality materials, but also good quality workmanship (for which your specification has a 95% chance of not having any clauses at all), no inferior alternative solutions, compliance with manufacturers specifications, compliance with all documents including truss layout drawings and specifications, compliance with engineers drawings, compliance with soil report including recommendations, compliance with all pertinent AS codes and the Building Code of Australia at least... and that all systems installed have the likelihood of reaching a reasonable life expectancy. This last one is very seldom thought about by most building consultants. Then you should ask what disclaimers they have. Do you want the consultant to have a white card, get onto the roof and inspect from above the roof covering. Most don't. Do you want the consultant to get inside the roof space and carefully inspect all that is assessable even with difficulty? Most don't. If you have a timber floor, do you want the consultant to get under the house and see things close up? Again most consultants do not.
