I am searching for home and land package, i got a few packages im intrested in which is Simons homes Auburns 16, but they dont have any display for that one cuz is only 16sqm house. I got a few question what to look out for.
1. Is it possible that i can ask to drop the price down on the price of home land pack? 2. Do i need a solictor for buying home land package? 3. You can ask for whatever you want. Whether they will accept it is another story.
2. DEFINITELY! You can sign a contract without seeking the advise of a solicitor but it's not a good idea. Never sign anything you don't understand and ALWAYS seek independent legal advise for a suitably qualified and experienced conveyancing solicitor. 3. Not experienced. However, make sure you fully understand what is and isn't included. Don't make assumptions. Always check things if unclear or unsure. I was a first home buyer like yourself. I am almost in it. But i can say it has not been such a good experience. In all honesty i built with a company called Colex Homes, thinking because they are a small company compared to your major names like Simons and porter davis and metracon, that they would have a higher building standard to keep customers happy and to spread news that they are good builders. I can say i was totally wrong. Instead of getting what i asked for i have recieved somthing totally different. 1. The brick work looks like it was done by a pack of 12 year olds 2. They destroyed one of the side fences with cement 3. The paint job on the inside is nothing but shocking 4. The customer service skills of Colex homes are those of a monkey I will name no names on here. But yeah in my experience, i have found that a smaller company was actually worse than your big names. Things to look out for. When you get your contract read the whole thing, its very daunting for first home buyers you dont know what to look for, get someone to look at it for you. ALWAYS get a solicitor in the housing field to read your contract. To be on the safe side. And learn from a few of my mistakes. Never pay your progress claims unless you KNOW the stage is completed, ask for a inspection before each stage that you can walk through and make sure things are done properly. I had not done this, Colex Homes had invoiced me before every stage was completed, and thinking that everything would be ok i paid for every stage. Which was never completed in the first place. Stand your ground, builders will try and bully money out of you, take photo's of your house every weekend to make sure you have evidence, time stamp them. In case things go sour you can always be prepared for court. Theres allot more than that. but yeah thats all i can think of at this stage. At the moment i am fighting a uphill battle for colex to fix there mistakes. But its not all bad, some of the house was done very well, like the tiles, the kitchen and the plaster work, the house is level. In my opinion stick with your big names, you have a better chance of getting some good builders to do your house. Thanks tamrb26. Like i said its not all bad. Most of the house is pretty good. But instead of this being a very enjoyful and exciting time for both me and my fiance, its become stressful and very unfair towards us. But thats to blame for Colex Homes inability of any customer relation skills. It's not going to matter WHO you build with, because every builder has their own horror stories. This place is a perfect resource for just that! Just makes sure you can find at least some happy customers! You can do a lot to protect yourself though, get a solicitor to look over the contract, have an independant inspector go over the building progress etc. BUT, most importantly... trust your guts. If you feel like you're being pushed into a contract, don't sign. If you feel like you're getting ripped off, you probably are. If you don't like some of the clauses in the contract, query them. If you're not happy with anything, speak up!! A lot of builders use the stock standard Master Builders or HIA builders contract. Ours was MB (i think) which was actually very clear and easy to understand. At the end they (urban edge) had about a dozen variations to the contract which again were easy to understand and quite reasonable. So we didn't take teh contract to a solicitor. On the other hand, our land contract was so full of jargon and strange clauses that we DID take it to a solicitor. So you have to judge for yourself... often solicitors are as bad as the builders... and they just like to get you worried about the contract so that they can "act on your behalf"... i.e. charge you more money. A big thing to look out for for a house and land package is the land title date. Buying a package means you don't get the luxury of choosing your estate... you get what you're given. And the contract will usually say that they guarantee to build "within two years"! You'll want to make sure that the land is actually going to title this century The reason is (I'm pretty sure), that builders use late titling land to sell as many houses as possible now that won't be built until some much later date in the future, making it easier to ensure they have constant construction. They can control the build dates, because they can control which land they offer in packages. And because you've bought a package, you can't easily just go and choose another block. Ours only build around 45 houses a year but we extremely pleased with the quality and workmanship of our house.
Nothing has been too much trouble for them and we haven't been charged for minor changes to the plans which I know a lot of the volume builders do. If we phone we speak to the owners of the company not a faceless person. I wouldn't hesitate to recommend our builders to anyone, unlike the volume builder who is building our neighbours house,,I have never seen anything like it in my life they should hev been in months ago and there house still looks like a building site.
