It would be fine if it Was all the way to the left, but if it's on the right, I don't want to flip our floorplan.. Maybe Simonds has already told them where we want it.. They've been calling the developers every few weeks for updates Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building Simonds Hudson in Warrnambool Vic 323Oct 29, 2016 9:58 am We had a clause in our contract that the developers might do the crossover but that it would be at our cost. Then it just never got done and we got a letter from council we had to sign before titling to agree that they would not issue an occupancy certificate when our house was built until we had constructed a crossover Re: Building Simonds Hudson in Warrnambool Vic 324Oct 29, 2016 10:17 am SileNceR We had a clause in our contract that the developers might do the crossover but that it would be at our cost. That's interesting.. Are your builders doing it? I didn't see anything about crossovers in our contract.. I'll have to have another look! Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building Simonds Hudson in Warrnambool Vic 325Oct 29, 2016 10:45 am Yeah our builders are doing it. We had a call from our conveyancer just before the land titled and had to go in and sign the council thing about the crossovers. Re: Building Simonds Hudson in Warrnambool Vic 326Oct 29, 2016 11:36 am Our crossover was already done, it was a bit of a pain actually because it meant we had to shift the house over so we lost a lot of garden space that we were hoping for Re: Building Simonds Hudson in Warrnambool Vic 327Oct 29, 2016 12:23 pm So I had to go look! They've done the driveways so they're shared on the boundary. Ours is on the left phew! This is our block, only half of that driveway is ours. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We'll probably just extend the crossover so it goes across our double driveway, luckily it probably won't be a big issue! Especially since the curbing doesn't change for where they've put the driveways. Kind of handy since we wanted to be able to drive down the side, for possible future trailers, or caravans, or if we wanted to put a shed down the back one day. Our ideal house placement again. You might want to check with Simonds though if you've still got that 3200 on that side or if your whole house has shifted over (for our shared crossover we are 20cm off boundary and our neighbours are built right to boundary) We built the Rathdowne with Simonds Express in Western Melbourne Site start Oct. 2015 Keys Jan. 25th, 2015 My build thread -here- Re: Building Simonds Hudson in Warrnambool Vic 330Nov 01, 2016 3:59 pm Ahhhh so it's pretty standard then? I'll check with Simo's, but hopefully we can just get our own crossover done, and pretty much extend it from the one they've already done, less nature strip to worry about at least! I just figured they'd leave it because the way they've done it definitely won't suit most people! Being able to make your driveway wider will depend on a few things - one major thing is the placement of your water tap. Our neighbours one for example would be in the middle of their driveway if they wanted to extend it. Some councils are strict on modifying the crossover (that's the bit between the road and the footpath) so I would check before modifying it. This style seems pretty typical in our area depending on block size - smaller blocks seem to share a crossover, larger ones get their own. I have a feeling your whole house is going to be shifted over so that your garage is on or near the boundary otherwise things don't line up. In that scenario our house would be the one on the right, and that side of the house has our main windows into the kitchen/dining/living and the alfresco.. I'll just have to wait and see, but I'd sooner flip our plan and do a whole new crossover on the other side than move right over to the left, no one has bought that block yet either so there's no way of knowing what will happen.. Oh for real?! So instead of giving each house a 6m crossover (because most new houses have a double garage) they stinged and we get half each? That's bull... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And a plan that's not really all that detailed.. I'll email Simonds and see what they think, I'd rather wait a bit longer in the council stage and have it right (plus I'm an expert at waiting ) because our little house would just look ridiculous sitting all the way to one side with 4.5m of space on the other side of it.. Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building Simonds Hudson in Warrnambool Vic 339Nov 02, 2016 1:31 pm Definitely talk to Simonds and see what they say. It sucks that their initial drawings are not accurate. Maybe there is a way to flip the house and leave the garage on the boundary? I guess the only good thing is that you've still got a bit of time before the actual build starts so you can get all those things worked out. Also a note of caution re: your nature strip. We are 9mo in and nearly every lot has had their nature strip dug up at some point -- more-so on the other side of the street for some reason but just two weeks ago the water company came and dug our neighbour's up. They had all sorts of nice crushed rock down, nice and level, etc and now it's a bit of a jumbled mess (and there's still a huge crater across the street where they dug up that neighbour's!). We haven't had ours dug up yet but we're waiting to do anything exciting to it for the time being. I would be shattered if I paid all sorts of money for turf or something just to have it all destroyed. Gosh I love this forum, there's so many unknowns with building.. They just waltzed right in and started digging, Didn't talk the the owners or what? But I guess the nature strip isn't really your property is it? You'd be so annoyed if you'd laid nice turf or something! Building Simonds Hudson viewtopic.php?f=31&t=80646 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 4410 Thanks for your reply. I will just wait and see I guess. Trying to get some more information from our builder. 9 29919 |
