Browse Forums Building A New House Re: Building Simonds Hudson in Warrnambool Vic 341Nov 02, 2016 1:48 pm No worries This forum has been such a huge help to us as well, it's so great to put a question out there and get a bunch of replies! I think they knocked on the door to tell them that the water was getting shut off while they worked and then later to ask them to move their vehicle so they could dig but I don't think they asked permission. There was a leak so they kind of had to dig it up (and you're right, it's technically not your property even though you have to maintain it so they can come in and dig if they want --- similar rule applies to your easement in your back yard - though I think for that they have to make a reasonable effort to return things to a decent state). I think most people around here are going the crushed rock route with their naturestrip. We're going with the old classic: neglect lol People kept telling us to do turf/plant seeds/etc and well, besides not wanting to mow it (since we don't have other lawn out the front) I'm sure the second I pay any money to do something to that area it's going to be dug up lol (where's the money flying away emoji when you need it?!) There are still only two houses out of 5 occupied on our side of the street so I'm sort of expecting more digging up of the street to happen once we've got full occupancy & the pipes/etc are working harder (& once we've gone through all the seasons with things shifting around down there). We built the Rathdowne with Simonds Express in Western Melbourne Site start Oct. 2015 Keys Jan. 25th, 2015 My build thread -here- Re: Building Simonds Hudson in Warrnambool Vic 342Nov 02, 2016 1:54 pm Nature strip is the council's property hence why they have control over the size of the crossover etc. our developer did topsoil and grass seed so at least ours isn't too dusty although having a bin and other construction detritus over it isn't doing it any favours. Re: Building Simonds Hudson in Warrnambool Vic 344Nov 23, 2016 4:21 pm Back to the bank today to sign the loan papers for the land, valid for 3 months. They've been told they expect it to take 6 to 8 weeks until they get the certificate of compliance for the subdivision. I think maybe they're a bit too hopeful seeing as we still don't have a road, and we all know how long paperwork takes maybe I'm just a bit jaded by it all now!! Haha! But we did have a good giggle at the bank when we realised it's been a whole year, almost to the date (tomorrow would be exactly a year) since we were at the bank signing the loan docs the first time, expecting it to be done in 3 months! How young and naive we were hahaha! There's been zero progress since the photos I posted.. So.. We'll see what happens I guess. Nothing we can do other than keep on saving for when it does happen! I'm not so stressed about it now. But on the plus side, loving following all these other builds that are coming together so quickly! At least I can "watch and learn" from everyone else! My thread is also a year old now, so, happy belated birthday, thread! Fingers crossed for you that they pull their finger out and speed up Re: Building Simonds Hudson in Warrnambool Vic 346Nov 23, 2016 5:40 pm Hopefully the weather clearing up at last will allow them to get some progress done on the road for you quick smart!! Re: Building Simonds Hudson in Warrnambool Vic 347Jan 03, 2017 10:05 pm How close are they to done now? I gather the developers will be shut down probably for another week; have they got roads poured etc? How is the new job going? Re: Building Simonds Hudson in Warrnambool Vic 348Jan 05, 2017 8:31 pm SileNceR How close are they to done now? I gather the developers will be shut down probably for another week; have they got roads poured etc? How is the new job going? Not much happening road ways.. The fence is taken down like they're ready to go though, so hopefully they'll take advantage of the good weather!!!! There's also a bit of fencing around the "reserve" area, where I think there will be a foot path put it for the walking track that's behind the blocks. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ New job is great, thanks for asking! Very busy at Christmas time, and we're still getting into the swing of things! Not long now and you'll be in your shiney new house! When do they expect to be finished? That's when the real work starts for us since we have sooo much stuff to move with the shed. Plus retaining walls/landscaping etc to do! I don't think anything has been so exciting, until they seal the road at least.. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Almost there... Just needs sealing... Contingency and loan docs both run out at the end of Feb, It'd be great if we're ready to go by then, but somehow I doubt it. Does anyone have a rough idea how long the titling process takes? And settlement after that? Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building Simonds Hudson in Warrnambool Vic 352Jan 14, 2017 8:00 am nice street name and bonus it is a court Re: Building Simonds Hudson in Warrnambool Vic 354Jan 14, 2017 3:43 pm Did you know the street name before hand or not? We didn't know ours until the sign went up! Re: Building Simonds Hudson in Warrnambool Vic 355Jan 14, 2017 3:45 pm SileNceR Did you know the street name before hand or not? Building Simonds Hudson viewtopic.php?f=31&t=80646 Re: Building Simonds Hudson in Warrnambool Vic 356Jan 14, 2017 5:44 pm Halcyon Does anyone have a rough idea how long the titling process takes? And settlement after that? For us in Geelong it was about 6 weeks form the end of construction until the statement of compliance (from council, this bit varies), then 3 weeks at the titles office, then 2 weeks until settlement. Hopefully things move quicker in Warrnambool. I really feel for you having to wait this long, I remember reading your thread (probably about a year ago), thinking that our land was at a similar same stage, with such a small development it's crazy that you are still waiting. Re: Building Simonds Hudson in Warrnambool Vic 357Jan 14, 2017 8:10 pm I reckon it was at least 6 weeks if not more from when our stage was "finished" to when it was titled. Shaw st is ours. Re: Building Simonds Hudson in Warrnambool Vic 358Jan 18, 2017 7:06 pm Hi Halcyon, just caught up on what I've missed since last year. Yay for a street sign, let's hope the paperwork end of things doesn't delay things any longer. You must be itching to get started!! Re: Building Simonds Hudson in Warrnambool Vic 359Feb 02, 2017 1:48 pm Just a quick update! The road had been sealed! Although I'm not as excited as I though I'd be tbh, haha! I guess because it's still not time to build yet!! But here's some photos, I took these last week and since then they've cleaned up the dirt in the gutters and painted the lines at the intersection too Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This bottom photo is our block, the top pic was taken by the soil testing guy a few months ago, and they were told the tests would have to be done again because there was going to be top soil put down, doesn't seem like it has been though.. Plan might have changed but hopefully that means we won't have to get soil tests done again. I've been checking Spear vic online to see if there are any updates, still waiting on the certificate of compliance, but it looked like there was a surveyor there today, not sure how long that all takes, but I'm just glad we're not waiting on the civil construction guys anymore! only a year behind schedule really! If all goes to plan they expect titles early March, at the very least the end (or the beginning?) is in sight! Building Simonds Hudson viewtopic.php?f=31&t=80646 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 4480 Thanks for your reply. I will just wait and see I guess. Trying to get some more information from our builder. 9 30235 |
