Browse Forums Building A New House Re: JG King Modified Quest 87Aug 21, 2016 5:26 pm A bit of an update for all that are interested. In the middle of june the porch column cracked up. The issue is still not fixed properly. They had engineers investigating and i still am unable to grt a straight answer out of them regarding the cause. Ive got a new site supervisor as well now, which is making things harder. Cracks have also appeared on the front of the garage wall. The builder is unable to tell me what they are doing about it, alghough i have my suspicions that it is because drainage is not installed as per engineers requirements. The site supervisor referred the cracks straight to the JG King bemdigo manager. Apparently he inspected the cracks on the garage and new ones that appeared in the alfresco area on monday. He hasnt been in contact since because he has been sick. Tomorrow morning i have my final inspection, i have darbecca building consultants coming to assist me with this. Ill post up some of the notes from the inspection report once i receive it. This has so far been one of the worst experiences of my life. Hopefully darbecca can help you resolve everything with the builder. Im sorry you've had to deal with this, they say building is exciting but in your case especially that could be further from the truth. Make sure they give you answers from the engineers report. I'll list some key areas of the report once i receive it. But I didn't sign the inspection form as is no way they would have repairs complete in 14 days. I hope i've done the right thing. I could have signed it knowing that they wouldn't have fixed it in 14 days, hopefully they'll take this into account when doing the repairs. We aren't signing our contract until after soil testing now, I honestly spend a lot of time wondering if we should run for hills while we still can, I very much doubt they'd notice we went missing. Re: JG King Modified Quest 94Aug 22, 2016 12:43 pm The thing is, I think all the builders are the same. Before we started building I knew nothing about building contracts or independent inspections. I certainly would be having an indepentent inspection for every stage of your build, while they are unable to actually enforce anything and you will be unable to withhold payment until the final inspection the builder may be nice and actually deal with any issues before they become major. I still believe that the builders are actually trying to do a good job, but get let down by their trades. Re: JG King Modified Quest 95Aug 22, 2016 1:11 pm That is my concern, where would we run to? I agree I think the builders do try do a good job, I wouldn't think they set out to disappoint. I have friends build with volume and small builders and had mixed results both ways. It shouldn't but it seems to come down to the luck of the draw if you get good trades or not. We are all trying to build our dream homes, I hope yours turns from a nightmare to a happy ending. Just request Terry Bank, other then a lack of brickies, his been pretty good. Our Build Thread - JG king Memphis Re: JG King Modified Quest 100Aug 29, 2016 9:01 pm I received my inspection report last Tuesday, the report wax 39 pages long. - slab not level in a few dicferent areas of the house - alfresco roof mouldy - bricks cracked in garage - missing drainage - sliding door to alfresco not level - doors binding - and the list goes on I sntt the list to my builder on tuesday asking for an urgent response. I finally got a response on wednesday night asking for a meeting Friday morning. The meeting went much better than i thought it would. The builder said he didnt dispute any of the content in the report, promised better communication and said he would make it right for us. We just need to wait and hold them to their promises, they Are aware that their work will be checked again by my inspector. I feel a lot better now than i did this time last week but i think we are still a long way off being in our new home. I would never build with Fowler homes.
