We are looking at changing 2 windows and 2 sliding doors along with moving a small external nib wall? Questions is knowing that we want to make those changes, do we need to sign the finals plans? We did had our final plans well before it went to council, so changes there wouldn't matter and we didn't sign final contracts until we were happy with the plans and it was signed at the same time and became part of the contract. It sounds to me you haven't actually signed off the plans - and if you haven't then it wouldn't have gone to council yet. Wouldn't it need to be signed first by us? Re: Structural Change After Final Plans 5Nov 06, 2015 10:24 pm It's possible, but your builder would be justified if he slugged you with quite a number of fees: - Draftman fees for time spent changing plans - Engineering fees in case there are any structural considerations that need engineering re-approval. - Building re-certification fees (if the plans are certified privately) - EER re-assessment because of window changes - Council re-approval fees Structural Change After Final Plans 6Nov 06, 2015 10:34 pm How much do you reckon we would be looking at? Variation fees are set at $500 plus how much in average?
Also the two windows we want changed, it's the first time we saw them after prestart. The kitchen window is set to start at 17 courses!!! It was only supposed to be pushed to one side but they push it to one side and up as well! As for the other one, it was after adding a cavity to a room they had to shorten the window but they made it bigger as well and we are just looking at having it reduced in height, length is ok. The third change is to swap a 4 door sliding with a 2 sliding door that is on the same line in the alfresco area. Plus there are heaps of mistakes like conduit and powerpoint in the wrong spot, powerpoint in the linen closet! Our site costs was finalised as well and we our Soakwells was quoted more than the allowance (which was already high) so i wanted to request that we would do it instead after handover.
