Browse Forums Building A New House 1 Nov 04, 2015 7:28 pm Hi everyone, I've worked out how to create my own post, YAY!! ( well I think I have)... I have been following a few people who are in the process of building with Coral Homes and I must say I'm impressed with how everything is going for everyone. We flew to QLD last month to look at the Avoca25 and thought it was too small for us even though I was in love with the layout. When we walked into The Daydream we fell in love with it more. I just don't like where the laundry is, but we are going to put a second laundry in the garage so it doesn't really matter. We paid our initial deposit for the soil testing and what not on the 24th of October and our land settled today, the 4th November. Hopefully all smooth sailing from here - hoping to start the build early next year so I'm pushing for the tender from Coral to come back ASAP. I have ordered the 149(2) certificate from the council as requested by the builder last Friday and now I think I have to chase up an updated 88B - fun, fun!! We have decided to build The Daydream 30 with a few modifications such as the ensuite & robe, second laundry, the walk-in pantry, a few CSD's, a third garage and storage in the garage roof. Looking forward the colour selection stage, I think I will be basing my colours for the bathrooms off the Avoca 25 display at Yarrabilba, QLD. Not sure on what to do in the rest of the house with the colour of tiles, laminate or carpet. I think for the kitchen I will go with a white cupboard and white benchtops. I love white so the wall colours will be a white too - the Dulux Snow Drop colour to be specific!! We signed our contract back in October/November last year. There's a timeline on the first post of my thread. We had a fair few delays. Four or five site managers and a whole lot of days where nobody was on site for no apparent reason. We also have some outstanding issues - some of which are being addressed today. Having said all of that though, we LOVE our house. We didn't have to do a DA, which surprised me no end. We have built further forward on our block than either of our neighbours so I thought for sure we'd have to do a DA with a boundary relaxation request, but we got a CDC without too much drama. Is the CDC a private company who certifies the plans? If so, I think the SC did mention something about this in our last meeting. Did you get a private person in to check the slab, frame and so on? Yes, the CDC is instead of a DA and Construction Certificate. The ceritifier will approve the plans and then check various stages of the build to ensure it complies. They will also issue the Occupation Certificate at the end (we're still waiting). They are employed by Coral though so whether or not you want your own inspector is up to you. The soil test reports came back in Dec and our information was send away for a tender letter. The tender letter is expected to be back 15th Feb. We made some more changes to the design and hopefully they are all good to go. I redesign the house again and moved the laundry and kitchen. I will post a pic of my rough drawings. The sales guy at Coral said that due to the roof span being at its maximum capacity already my changes may not be able to work in this design. I told him to tell who ever to work their magic and make it happen. Nothing is impossible, right?!! Haha. Anyways the tender date is fast approaching, wonder if we will have it in our hot little hands on the 15th. I'm shocked at how slow this whole process is.
