Our build in upper Kedron (North west Brisbane) has finally started and we have decided to document it here. Perhaps it is useful to someone planning to build. We settled on the land in Upper Kedron in Feb 15. It is a 545 sqm trapezoid shape land with a northern back yard. We bought it for $353k. Due to the shape of the land we were limited with the plan that could fit on the block and finally decided to go with Stylemaster Homes Baybreeze 27 BP with some modifications. Contract price $261k. VOs for colour selection $1200. Post construction vo: $ 500 ( for change of paint color) Contract was signed on 7-Jul-15 Tile Selection 20-Jul-15 Color Selection 28-Jul-15 Site work 11-Sep-15 Slab 2-Oct-15 Frame 23-Oct-15 Gutter 2-Nov-15 Colorbond 6-Nov-15 Fully enclosed 26-Nov-15 Fixing stage 28-Jan-16 Handover 15-Mar-16 Flooring 17-Mar-16 Shutter and blinds 16-Mar-16 Fans and feature lights 22-Mar-16 This is for now. We chose the Baybreeze 27 BP plan which is apparently a popular one with Stylemaster customers. But we had to make some changes as you see below. Basically we deleted the activity area and shuffled the bedrooms around, to provide some northern light into the house. Changed window locations and add basin to the toilet, add double vanity to the ensuite, and some minor changes here and there. You can also see how it fits on the trapezoid block, very tightly. We had to apply for relaxation. Re: Our build with Stylemaster Homes in Brisbane - Upper Ked 4Jan 18, 2016 3:55 pm We chose the Luxe specifications and here are the items we chose during our color selection session: Brick: austral urban one Pepper with natural color mortar ( love the color) Colorbond gutter fascia : dune ( surfmist was too reflective of the light so we went for dune and happy with it) Garage door: slimline surfmist Trend windows: pearl white gloss Upgraded to get flyscreens for all windows except facade and stacker doors for $ 1200 Exposed agreegate white gum driveway Front door: 1200 winws 5g hinged meranti door corinthian Gainsborough back to back omni pull handle set 890Sbbps ( for a very reasanable upgrade price of about $ 150 looks very very stylish!) check it out! Internal doors: motive motp 3d Linen door: glass front super white Mirrored wardrobe door to bedrooms Kitchen benchtop: 70mm caesarstone snow 2141 Cabinets : polytec polar white ( perfect white color with some sheen!) and black wendge ( perhaps too dark? Lets see how it works when the flooring is done) Sink: abey lg200 lago double bowl undermount ( about $500 for undermount) Upgraded the mixer to pull out spray for $400 Tiles bathroom: beaumont gloss stone for walls and belga grey for floor ( supposed to be done by next week so perhaps i could add some photos then) Added some towel rail and hooks Tiles ensuite: gloss stone for walls and belga charcoal for floor and feature wall Added floor waster to all wet areas for $500 each Paint color: Initially had chosen taubmans stonebridge for internal walls but noticed that it wood be too dark in our shady rooms so changed to Romany Marble for internal and leatherwood for feature wall and we are so hopeful that this works well. We were ready to pay extra for offwhite mortar, but when we looked at the samples on color selection, we decided there is o need for that. So we chose natural mortar and we are happy with it. Or is it the same face brick in the photos? We are so happy with the choice of dune roof ( and not surfmist for the roof). It works well. The fronf is rendered. I will post some photos tonight. Hopefully the facade paint would be done by end of next week and i will then post some photos as well.
