What are your front and rear setbacks? These can take up quite a bit of space for wide blocks. It's not uncommon to have a front setback of 6.5 metres, and a rear of 4 metres. Taking 1m each side, that would leave a building outline area of (23.75-6.5-4)*(20-2) = 240m2 , and that's with no articulation of the front facade, no back yard really at all, and a house depth that hard to divide up into rooms that have windows.
