Browse Forums Building A New House 1 Oct 30, 2015 10:43 pm Hi Everyone, My old house was demolished recently as shown below: Overall view picture: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ However, if I remove the soil about 1-3 cm from the top, I can see stuff like picture below everywhere Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ and Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Is this acceptable for a demolition job? Or do I need to ask my demolition company to come back to remove these stuff from the site? Any opinion or past experience from anyone is most welcome as I do not know what to expect from a demolition company to demolish an old house and I am planning to do knock down and rebuild. Thanks very much Re: Demolition of Old House Site Help Please 2Nov 01, 2015 6:57 am I had the same concern but didn't really matter. The builder will come and do a site cut and clean up all that before they begin. You will be left with a little bit but the builder has a responsibility to leave the site clean so the bigger pieces will get cleaned. If not during the build just throw them in the rubbish heap. It'll all be fine. Re: Demolition of Old House Site Help Please 3Nov 01, 2015 9:36 am Hi Crazyk, Thanks very much for your advice. Those debris and broken bricks and roof tiles buried under everywhere onsite. I am also a bit concerned whether we need to have those removed eventaully for future landscaping etc? Will this become a concern? Re: Demolition of Old House Site Help Please 5Nov 01, 2015 1:05 pm Thanks very much Crazyk, I think it is excessive as the debris are everywhere and they are not only buried on the surface but also deeper under the ground. I highly suspect that instead of taking away and disposing them at the tips, the company chose to cut corners and bury them under the ground on the site. After many rounds on the phone, the company eventually sent out a guy and he spent about 6 hours using a rake to manually clean the surface, finished only 1/5 of the total area of the site and that alone is a truck load of debris and broken bricks and roof tiles etc. My concern is: 1) is it possible to dig out those debris buried deeper under the ground using 1 man 1 rake? 2) even if is possible, 1 man 1 rake seems only manage to clean the only 1/5 of the total surface area, looks like going to take another 4-5 days but that is only scratching on the surface, how about those buried deeper under ground? Are there any machines normally deployed to dig them out? Re: Demolition of Old House Site Help Please 6Nov 01, 2015 1:37 pm If you're concerned that there is excessive debris then you need to keep on them. I have heard stories of them burying rubbish. Is the guy you used registered? If it's only bits of bricks and tiles buried deep say over 500mm I wouldn't stress but if it's qty buried that deep then I'd be suspicious. In fact the worst case I heard was a house that needed a swimming pool removed. The demo company filled in the pool with debris. They only way they found out was when the soil test got done. Anyway that's not to scare you but say that there are some *** contractors out there. Re: Demolition of Old House Site Help Please 7Nov 01, 2015 4:25 pm Thanks very much mate. gosh, that pool story sounds scaring. I would think the demolition company could have piled up those debris at one location and then take away by truck in stead of burying them and spread them all over the place, which made it very messy and much harder to go through and cleaning up later. If I would like to get someone to get some professional opinions as whether the site is suitable and ready for building new house, any idea who would be able to do that? Demolition of Old House Site Help Please 8Nov 01, 2015 9:08 pm I would only say that it would be ok for the mere fact if they are doing a site cut it will clean up a lot of the top soil for the slab area. If they are doing a pier system again I wouldn't worry the piers are there to give the required bearing pressures into stiff clay. They can go down to depths of 3+ m If doing a conventional raft slab they may be designed as suspended slab sections, as mine was, so the fill under the slabs needs only be there to support the concrete during cure. When digging beam foundations for this type of slab typically they could be anywhere from 400mm to 900mm depending on soil. If you want get a few extra boreholes done with the soil report but I wouldn't be concerning myself too much. You'd be in more trouble if they were burying wood as this rots and would ultimately leave a void in the soil. Re: Demolition of Old House Site Help Please 9Nov 03, 2015 7:17 am Get the demo company to clean it up. Other trades will charge extra for rubbish hidden under ground when you dig later on! Re: Demolition of Old House Site Help Please 10Nov 03, 2015 8:47 pm Thanks very much CalvinHobbes, I think the majorities that are buried are the material from the old demolished house such as broken bricks and broken roof tiles etc as shown in the pictures in my first post above. The demolition company so far refuses to clean them up and saying that these are normal debris to be left behind on site and threatening us to make full payment. I am wondering and even am more concerned whether there is any asbestos was left buried under the ground as well. Any ideas/suggestions to make the demolition company coming back and clean up? Any authorities or organizations I can seek advice or complain to? Re: Demolition of Old House Site Help Please 11Nov 03, 2015 9:01 pm I would be very careful not to upset them too much. The demo industry is full of unscrupulous Cowboys and also some really honest operators. Just be careful you don't wake up one morning to find they have dumped a load on you block. Heard of that happening too. Re: Demolition of Old House Site Help Please 12Nov 03, 2015 9:51 pm We were concerned re ours - as we could see bricks...we didn't walk through the site though to check the extent of it. We flagged to Metricon and got Metricon to speak with the demolisher. M took the site as is. We just wanted to make sure we flagged to M prior - in case we had to pay for the rubbish.
