Browse Forums Building A New House 1 Oct 30, 2015 6:17 pm HI Guys, I contacted the Gables a fortnight ago and after speaking to the sales woman, There was to be no more releases this year. As of tonight there was a big, and I mean big release. It seems like the developers are flogging the land at a noticeably decreased rate . $1150 perm2 approx. They are obviously worried about the current market decline and trying to capitalise prior to the downturn. Don't get caught up in the hype people. I gave 2 blocks back, I might pick up another two tomorrow and save 300k in a few months. Thanks for the heads up lol. Jocks. Re: The Gables Box Hill 2Nov 02, 2015 8:53 am Hi Jocks, I just thought i might offer some assistance and clarify some of the information in your post. When you say "big, i mean big" release, our November release is around half the size of our first release, which took place weekend on 22nd / 23rd August, and with a project consisting of a total of around 4,400 dwellings, this is by no means a "big" release. In regards to "flogging" the land at a discounted rate, the prices you are referring to are reserve prices for our auction event, not fixed sale prices, and it is also worth noting that the reserve prices are not discounted or lower than our earlier releases, and in fact reserve prices were raised slightly in accordance with the demand that still exists for blocks between 450 sqm and 500 sqm. Before making simple comparisons on block prices you must look at the attributes of each block. I am unsure as to what hype you are referring to but perhaps the best hype to avoid may well be the media hype about the state of the market. Thank you for your post Jocks, should you or any other interested parties require any further detailed information or clarification, please do not hesitate to let me know. Is this so everybody frantically rushes around like crazy ants and you can arrange to get the news crews in creating hype and hysteria for higher prices and more interest ? Yep. This is a great marketing ploy but sales people only care about themselves anyway and if buyers were a little bit more prepared , slight fairness and human dencency may prevail. Thanks for your response but it wasn't required.
