Browse Forums Building A New House 1 Nov 03, 2016 3:33 pm Hi All , I am looking at a house and the Sewer Cover was coming in to the Drive Way Path . This is a new House and the drive way is still not yet completed but I can see if the drive way path completed either it could have a slight turn to skip the sewer cover / the sewer cover will be in the drive way path . I am not sure how to add a picture here , I have the picture taken but not able to add it . That will give a better idea. I wanted to know a) Sewer Cover in the front of the house near Garage , what is the impacts / concerns . Is this normal to have the sewer covers on the drive way path . b) Will the Sydney Water / Council will have any problem providing occupation certificate / sign off if the Sewer Cover is in Drive Way Path / making the drive way a slight turn to skip it . I am new to Sydney and buying so not sure of these details and wanted to check with expereicned people here who might know details and any risks for me . Thanks , SydSR. Re: Sewer Cover - in Drive Way Path to Garage 2Nov 03, 2016 5:35 pm having a sewer cover (manhole) in the driveway isn't a major concern. one of the only major downsides is if they need to access the sewer line, in which they will notify you and have to rip up part of your driveway to access it. i don't believe you will be charged with any of it, and i'd assume they would reimburse you for the resurfacing of the driveway. other than the inconvenience, the colour/texture of the resurfacing might not 100% match what was previously there, do to weathering, updating colour mixes, etc. mind you, it would be very rarely that will need to be accessed like that, especially for a new estate (i'm asssuming). it might not look the prettiest with the manhole in the driveway, but i wouldn't say it's a major concern. would be interested to see if anyone else here has had experience with this sort of thing though. The Sewer is highlighted in red box .. It is actually not in middle of the Garage . It is on one end of the Garage but it will for sure come in the drive way path ( eiter drive way has to turn slightly to skip it (or) part of the drive way itself ) . 1) Will the Sydney water / council have any issues for sewer coming in drive way ? Will they sign off at the end for occupancy certificate if the sewer comes in drive way 2) Is it normal generally sewer hole comes in near drive ways ? 3) Looking at the above picture do you see any risks . Regards, SydSR Re: Sewer Cover - in Drive Way Path to Garage 4Nov 03, 2016 10:23 pm i'm assuming this is your house, i believe you should have some say in how the driveway is designed to avoid the sewer. most councils have regulations and constraints for their driveway layouts, however based on the positioning from the photo i believe it should be fairly simple to avoid it. might be worth speaking to your builder to see if you can avoid it. i've encounted a similar issue with a sewer manhole in the driveway of a project we're working on, and our site staff advised to either fully encase it in the driveway or not at all. apparently it causes issues if it's partly in the driveway. well designed civil layouts tend to have most of the major connections (sewer, stormwater, electrical) along the front of the street for ease of access, and to reduce the need for easements through properties. it's fairly common for manholes like this to be positioned in areas like yours is, although they'll tend to spread them out throughout the streets (i'm sure there's some standard to how many they require over a certain distance/height). just happens to be that you're the unlucky one that it's in front of! i don't believe there's any massive issues with it other than what i noted in the previous post. if you want a bit more clarity, your best bet would be to have a discussion with council about it, for peace of mind. they should be able to explain their side of it, and the implications of it being in or next to the driveway.
