Browse Forums Building A New House Re: How often does your site supervisor visit your site? 2Oct 29, 2015 11:42 pm Hey Jojeke, I'm pretty sure ours is on-site a couple of times a week, at the very least once a week to sort his next lot of trades out etc. We contact our site super directly and only deal with the office if it's something relating to paperwork or money side of things. When we've noticed something strange we've just organised with him directly to have a look through and then raised the concern with him at the time. all major concerns (and there were only two) were fixed within 24hrs of being raised, anything that needed to go through the office I contacted our awesome customer service lady and she had answers usually within a few days too. You should definitely be able to speak directly to your site super, cos he's the one in charge of his tradies. How often does your SS visit your site and do you actually get to talk to him about your concerns? And in there l!es the biggest problem, you can also add other questions like: 1.Is my supervisor qualified to answer my concerns? 2.Does he understand the Codes, Compliance and Non Compliance 3.Can he read plans, specifications, engineering drawing, etc? 4.Is he certified to make changes on the spot when things are going wrong and critical decision are required? 5.Does he turn his phone off and is he non-contactable, LOL, when the S!#@ hits the fan? 6.Can I trust the supply chain (scheduler/suppliers/trades/supervisors/inspectors) not to make/ignore mistakes and if they do will it be picked up and rectified? 7.Can mistakes be easily rectified? 8,9,10 etc These are questions asked every day by new home builders on site IMO it is imperative you make these guys accountable you have a lot invested in your Home eg emotional stress, money, time,etc and it will probably be the biggest investment you ever own..(enough said) Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: How often does your site supervisor visit your site? 4Oct 30, 2015 8:56 am My partner and I are having the same issue, he seems to only be going out there once or twice a fortnight if that and we never hear from him unless we contact him, and most of the time he has been unaware of anything that is wrong with the house until we make him aware of it, which is really frustrating as most of the issues have to be fixed before anything else can be started which has caused delays on our build My Cake Decorating Facebook page: https://www.facebook.com/YummyTummyCupcakes12/ Follow our build here: https://forum.homeone.com.au/viewtopic.php?f=31&t=80481 Re: How often does your site supervisor visit your site? 5Oct 30, 2015 9:26 am Hi Kelgofast Here's my professional advice: 1. (Fact you will) visit your site more often than your supervisor 2. Look for obvious mistakes,take photos, check details, etc,etc 3. Most people use forums and Social Media for all the wrong reasons. 4. Reading the above comments I feel so lucky to have an awesome site supervisor. it is true, you will visit your site more often than your site super... Pretty sure they don't visit daily hehehe I just couldn't get enough and wanted to see it every second of the day hahaha but all that aside when I did visit, whether it was walking through the frame or when it was plastered etc any issues I came across I contacted him immediately, mostly via email so there is a complete paper trail and anything I found was fixed within 24hrs.. There were a few things that took longer like electrical issues but I was never concerned things weren't going to get fixed. If there was anything he was unable to answer he'd always get the trade it involved to contact me directly to explain. Unfortunately I guess it's not something you're going to find out until after you've signed contract and it's too late, all you can really do is continue to keep lines of communication open and if he doesn't contact you then you contact him and request a site visit or raise issues and send photos etc Re: How often does your site supervisor visit your site? 8Nov 10, 2015 9:11 am If I recall correctly on our last build our "supervisor" was looking after 18 houses. Given he had to spend Tuesday in the office and didn't do any overtime we worked out we were getting a maximum of 30 minutes a week. I'm not sure why they call these people supervisors as that they certainly are not. They are the builders representative, only there to ensure the builder gets maximum profit out of the job. Get private inspections at payment stages and they can watch it for you !! Standards , codes , compliances are all checked !! I've done this on other jobs? its OK, no need to ask our engineers they wont talk to you? 2. The materials are not available, not delivered or the wrong ones? Its OK to leave it out or substitute? 3. If we stop the work now there will be huge delay costs (for you)? 4. They stated early.. by the time I got here the work was completed? etc,etc.. My usual reply..Mate fix it or pull it up.
