First time poster here. I've been lurking for a little while reading all the other build threads and I figured why not keep one of my own. My fiancee and I are in our late 20's and both grew up in the Coffs Harbour area, both with lots of family close by. We were living in Wollongong for a while, but "city" living wasn't for us and eventually moved back home. We've owned our 1100m2 block out in Glenreagh for a few years now and our plan has always been to build our family home there. For people that don't know (probably everyone!), Glenreagh is a small town (~500 people) about 30 minutes drive north-west of Coffs Harbour on the back road to Grafton. It's quiet and we love it! Gorgeous area with farmland, bush and patches of rain forest. Plus a beautiful escarpment surrounding the town. Anyway, we have been planning our build for over a year now. We checked out a couple of builders, but went with Perry Homes, mainly because a few family members have built with them and had hassle free experiences. So far we can say the same! (for the most part...) The block we own is a weird shape as it's on the bend of the street and has a pathway/runoff drain running along the side of our block. Due to the fixed driveway it was best to pick a home with the garage at the front right and with the living spaces at the back left (when looking from the street), allowing plenty of light in during winter. It took us awhile but we found a plan that worked perfectly, the Terrace 248. We made a few adjustments to the standard plan: - Upgraded the kitchen with essastone benchtops, bulkheads above the overhead cupboards, 900w freestanding stainless steel gas cooker, upgraded matching recirculating canopy rangehood stainless steel dishwasher and an under bench stainless steel microwave with matching trim kit. - Recessed stackable sliding doors with no center post opening to the terrace. Opens and extends the living space to the outdoors. - Removed a small wall at the end of the island bench in the kitchen. - Upgraded the size of the ensuite with enclosed toilet and increased the WIR size for the master bedroom. - Removed twin narrow windows on back wall of master bedroom. - Added double doors to the media room. - Plus numerous electrical changes like power points, down lights and stainless steel ceiling fans to all rooms. - Also other changes I can't remember right now... I'd hazard a guess to say we're approximately half-way through the build, the brickwork has been competed and the all the internal and most of the external gyprock has been installed. Here's a rough timeline of our build to date (with pics!): March to May - Initial discussions and planning with sales staff. Early April - Site and soil testing performed by Truewater Australia for our on-site effluent management system. Report finalised very quickly and ready for application to council with our DA. Early May - Preliminary quote and tender provided by Perry Homes. Payment made for site assessment and soil testing. Mid May - Formal quote and tender provided and contract ready to sign. Lots of issues with lender getting our construction loan, all caused by poor communication by our lender. 20th June - Took about a month for a simple unconditional approval to be made by our lender. Extremely ticked off as we technically missed to signing time frame for our contract, but Perry were very patient and understanding. Finally get approval and signed the contract with our builder. Late June - Plans submitted to council. July'ish- Meeting for an interior designer for the colour selection. We went pretty neutral colours. Bircks: Boral Emerald Roof: Monier Babylon Gutter & Fascia: Colourbond Ironstone (matches tiles) Downpipes: Colourbond Ironstone Window frames: Colourbond Monument Panel-lift Garage Door: Colourbond Shale Grey Wall and ceiling colour: White on white Floor Tiles: Belga Grey throughout - 450x450 and 300x300 in wet areas. Kitchen Wall Tile: Bathroom Wall Tile: Has a faint marble look. Laundry Wall Tile: Essastone Benchtop: New chinchilla Kitchen laminate cupboards: Formica Limed Ash Bathroom vanity: Formica Snow Elm Bathroom benchtop: Formica Finesse Stone Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 3rd August - Receive our development approval from council - Letter for approval to commence provided by Perry Homes. Paperwork signed and submitted in person to our lending manager at the bank, where it needed to be stamped then faxed/emailed/posted to Perry Homes for construction to commence. 12th August - Construction hasn't begun, phone sales person at Perry Homes to find out the letter to commence was never provided from our lender. Turns out the bank never forwarded it on to our builder when I provided it to them the same day we got approval!!! 24th August - Meet with site supervisor and sign final paperwork. Cut and fill begins following week. 13th September - Visit site to find slab has been poured and finished. 20th September - Frame complete. Noticed there was no floor plumbing in the laundry. Turned out the plumber forgot about it! The slab had been layed already so they needed to cut a section in the slab (rebar and all) to fit the floor waste and drain for the laundry tub. 3rd October - Roof tiling almost complete. 10th October - Roof tiling complete and brick work commenced. They only had 1 brickie doing our job, took him a good couple of weeks to finish the job. But I tell you he did a perfect job, very impressed. Boral Emerald bricks with natural mortar. Rear of the house. Pad for the 5000L water tank and our big backyard. Front door - to be stained "rich walnut". Love the natural light coming through the cathedral glass. Media room. Living room seen from the front entrance. Doesn't look very big in the photo but it's pretty spacious. Living, kitchen and dining space. View from the pantry. View from the corner in the dining room. From outside looking into the kitchen. Nice surprise to find Solarhart had installed the hot water heater. Repair work in the laundry. Still don't know how the plumber could have forgotten the laundry... 24th October - Bricks finished and gyprock inside and out! Ignore the brother-in-law. lol Media room. Just a little bit of rubbish out the front! Southern facing side of the house. Loving our sliding doors to the terrace area! One regret is not getting the slab extended to cover the terrace area. We are doing the external concreting after handover, but Perry Homes require 70mm of exposed concrete slab around the perimeter of the home for termite protection and their structural warranty. So this will mean we will most likely have a 100mm step to the terrace from inside. Kind of makes the recessed stackable sliding doors pointless if we have a large step to the outdoor areas... Will have to look into what we can do for the outdoor area. Anyway, that's where our build is up to. Hope they come out nice One thing I noticed on yours...did you ask for a slab for the water tank? or was that standard? Thanks mate, yeah I'm really pleased with how the colours have turned out. We wanted to go fairly neutral colours, but didn't give it too much thought. Turned out we chose a lot of grey colours. Haha. We also saved a lot of money by not doing anything extra with the outside facade, like renders or portico. The plan is to find my green thumb and let the garden make the outside area look nice. What Perry Homes plan are you building? Have you got a build thread? Would love to read about some other Perry Homes builds. As for the water tank slab it came as a standard inclusion. I assume you'll also have a water tank with your build? Check your tender, ours was listed in the basix requirements. It comes included in the base price of your home, well it did for ours anyhow. Only thing I can think of is if you have a low profile tank you may have a bit of extended slab from your home that the tank will sit on? That's just a guess though. I read a bit of your last build thread and wow, you created an awe inspiring home. Very luxurious. Nothing like the bare bones build we will be doing. On to other news, I spoke with the site supervisor today and the fixtures and cornices are being fitted today and tomorrow. The water proofing will be finished by early next week and I'll be meeting the tiler and he will start on Thursday. Also our kitchen cabinets are all in, just waiting on the stone benchtops. With your outside concrete for your patio. All you have to do is termimesh the area) where you want concreted. You can have 35mm exposed (perry homes okayed this on mine) then have the accredited tradesman lay the termimesh just below the 35mm of exposed concrete. use reo bars and drill through the termimesh and slope the concrete away from the house. the 75mm exposed edge only applies to the surrounds of a house with out a footpath etc. the termimesh is now your barrier and you get a certificate for it off the installer. use the bloke perrys use so they cannot use any excuse about anything you want to do. remember this is your home not theirs. I bet your foreman initials are GM. Have you any photos of cracks in your slab? Get an engineer to look at your house before you take the keys off them. Yeah I'd be okay with 35mm of exposed slab above the terrace slab level. I'll talk to the SS later in the build and see how high we can go. A friend of ours is a concreter and has dealt with Perry's before. It'll be a lot cheaper going through him, mates rates you know. I've had a good look throughout the house and around the slab edges. Haven't been able to find any cracks. Plus water drainage is good with all the downpours we've been getting. I'll be having a good long look before the tiler starts and taking lots of photos of the slab. gixxer Let me know how you go about finding that thumb... I started to move the left over bricks today - i'm not suited to the outdoors...or manual labor... give me a computer anyday! We are building the Solis - with only a few mods... and no...I don't have a thread... but always on here to get advice and see what others are doing / going through. We have had our fair share of ups and downs...more down it seems... but will be worth it in the end! Haha yeah I've always lived in apartments, so never kept a garden before. But my Dad who is recently retired has "volunteered" to show me the ropes. lol Plus our engagement present from my folks was money for the outside landscaping supplies, so my Dad is keen to help as it'll be his money going into it! Ha. I've also asked for any left over bricks to be left on site. I'll be using the for shallow garden beds to save a bit of money. Not looking forward to moving them come hand-over, considering it'll be mid December to early January! I'll be out at site Sunday. Been told the kitchen has been finished (waiting on stone benchtop), fixtures done and the cornices should be in. Not sure about the internal doors, they were in the garage, but thought they might go in after tiling. Will see Sunday I suppose. Checked everything was in order and gave him some anti-mould additive to add to the grout for the wet areas. We will be using the same stuff for the paint too. As this is the first time we've "officially" been on site since the build started (we've been jumping the fence every weekend and climbing through windows), I took the chance to contact the site supervisor about some things. Anyhow, here's some progress pics. Down pipes and catchers. They'll be painted the same colour as the gutters and fascia - colorbond ironstone. I think they've forgot to waterproof the laundry floor waste. WIR. Forgot there would be a support on the right hand side... Asked the site supervisor and both doors will be free sliding. Guess it'll be a good idea to install a mirror there after hand over. It'll be better than a white wall behind a sliding door, will be a good shoe/outfit mirror for the missus. Ensuite. Living room view. Excuse the overgrown grassy dirt pile. Haha. Dining room view. Loving this entrance. Also have some ideas of what to do with the outside terrace area. We plan to have a concrete slab poured to the same level as the main slab, fitting termite barriers (e.g. termimesh) at the connection between the two. We'd extend the outside concrete area to the end of the master bedroom and we want to put a timber deck on top later down the track, so the outside area is level with the internal floor. We'll have to run this by Perry Homes though, as I know they're pretty strict regarding their construction guarantee and termite protection, but I can't see it being a problem. Plus the grout for the bathroom wall tiles. The tiled seat/hob above the bathtub needs fixing. The tiles aren't level, there is a large gap against the wall and the metal trim doesn't sit flush. Will have to ask the SS for a redo. It would look better if the tile grout lines matched too. Overall I'm very happy with the tiling. One thing I've notices is there are a few gaps that aren't grouted. My brother in-law said it'll be siliconed and will act as an expansion joint. Is this normally how it's done? I'm not too concerned as I looked at his flooring and I never noticed the silicone before. Hopefully the colour they use matches the grout. Guess they really want us in by xmas. Met the supervisor today to inspect the tiling. Everything was spot on, except that seat at the end of the bathtub. One tile on top is approx 2mm lower than the rest and the metal corner is sticking out by the same amount in the centre. It is not noticeable from a glance and we were told this amount of variation in level is acceptable. I'm not sure if we should follow up on this, as surely they would not have a finish like this in a display home but for us it is acceptable. I'm hessitant to bring it up again as we really want to be in before xmas, and it's tight already. Plus we're not going to be sitting in it, just using it as a shelf. Not too fussed really, just a lil ticked off our concerns are so easily dismissed. We've been told hand over should be the 16th or 17th of December or the week after (will get a solid date next week when the painters finish). The painters have finished under the eaves outside and have started the prep work for inside. They've sanded all the plaster and shouldn't be far off starting inside. Double checked they have all the right colours for each area and that they'll use the anti-mould additive I provided for the wet area. Can't wait until handover, only 4 weeks to go! I love that they're not all exactly the same. The pattern that they've used to make the tiles is probably 1m sq. so you don't notice any repetitiveness in the pattern. The painters are finishing up this week and our septic system was installed last Tuesday/Wednesday. We also had our garage door installed on Saturday and it looks awesome. The garage is filling up with items for our fit out. Shouldn't be too long now. Also have the NBN Co technician coming on Thursday to instal our fixed wireless gear. I will be posting some photos tonight or tomorrow. As for the belga grey tiles I really recommend them. My only regret is not using the 450x450 tiles in the bathrooms and toilets. Funny you should say that about the 300x300 as thats what i wanted but my partner is very keen for the 450x450 in the bathrooms / toilets etc - I might let him have that little victory! Going to use furniture and deco to bring colour to the rooms. If I could choose again I'd use 450x450 floor tiles thoroughout, with 300x300 only in the showers. Thank you so much everyone.
