Initially we were told that knock down rebuilds will incur a larger than normal site cost. We were told to budget $25k for site costs. we had our contract signing a few days ago and to our shock we saw the site costs at 40k. The site has classification of class P due to the knockdown of the existing home and the underlying natural soil as Modified class M. The builders wants to use the waffle slab. Has anyone experienced this before. Is the site cost justified or am i getting taken for a ride. first time building. We have requested a 2nd site survey. About $6k of that is provisional for traffic management which we should get back. It includes a slight cut and fill. Two small retaining walls. A waffle pod slab for h2 P class soil and 64 concrete piers. Our house is 33sq single story. All major builders told us to expect 30 to 50k site costs for kdr so we were prepared for it at least. It will be neat but you won't have much freeboard. At least they are not weep holes. Are you in a high intensity rainfall region?
