Browse Forums Building A New House 1 Oct 22, 2015 8:33 pm Hi all, just a heads up. I was previously MoncrieffMan on this forum, long story but we are building in Lawnton QLD now. We've been through a lot, we've bought a beautiful 742m subdivided block in Lawnton, cannot wait to get started. I'll update more when I have time, site plans, floor plans, colours etc. The first real thing I've had to do so far is: Ask the other new block next door very nicely for a signature on a relaxation form And, We paid $1320 to remove some trees on a block next door. They would have impacted the block severely in the future, so I'm glad we did it. Also, with a $5000 provisional sum for slab piering extra if they started, I think we've made the right move. We are literally moving straight up from Canberra at the end of this year, really hope building commences before then. We'll be living at my wife's mother new house that is just being finished in Kallangur, so we'll be able to familiarise ourselves with the area. My son starts prep next year and we've decided to go to Lawnton, a lovely inspirational community school. A lot of young and eager teachers, looking to impress, with a good mix of experienced leadership. I'll add more when I have time, let the fun begin! We signed the contract last Thursday 15/10/2015, got a few little extras but pretty much sticking to standard. I worked out it was about $11,000 more to go to the long beach, but there is so many more benefits like higher ceilings, roof pitch, timber stacker doors and a window splashback for the butlers pantry (and the timber floor and carpets thrown in with price crash made it that much more attractive). Hoping to meet some people in the area, there is going to be a fair bit of development in the Lawnton area in the future! Our site supervisor said slab should be down by 10th December which is great, just before the Christmas close down. He also said they'd do the frame after the close down, that way it's not exposed. My husband and I are building in Redcliffe (approx. 20 mins from Lawnton). We did a knock down rebuild and are most likely going to be at lock up by Christmas. We are building the Aldo from the Molto collection with all the plantation upgrades basically. We loved that floor plan but were annoyed we couldn't get it in the plantation collection. We have got a 607m2 block and are able to keep side access with this house by having the garage on the boundary. Who do you have as your SS and admin? Ah yeah the Aldo is nice, we were originally going to go with artisan but then the massive price drop came and before we signed contacts they let us switch. Redcliffe is an awesome spot, our kids love the lagoon! Hopefully slab poured soon, hasn't been much work on site though which is frustrating. I'm hoping they get the slab down before Christmas but who knows. Ian is our SS, nice guy, straight up the line, been doing it for years. We looked at a boundary garage but couldnt justify the zero lot for us. We were at lock up by Christmas and estimate we will be in mid March - we will be delaying things a bit (only a few days perhaps) with my husband being a FIFO worker he wants to be here to discuss the tiling with the tiler and also wants to be here for the pre handover inspection. We also have Ian as our SS. He is ok... I find he isn't a very good listener and you cannot really get a word in when you have questions. I think he just hopes for you to back down and go ok. I noticed something that wasn't right and so I questioned him about it and he grilled me for being onsite (which we ALL do it) but when he was put on the spot about something he was fumbling to come up with a response. I also find him hard to understand so I try to deal with my admin a lot. In saying that we have been very impressed with the brick work and the external painting. So, so far his trades have been good (hopefully there is the same consistency once we start to get into the nitty gritty stuff) as I'm sure he has told you his trades have been with him a long time. We didn’t have much else go on before Christmas, we ran into a bit of trouble which halted progress. Plantation found out the site needed a special grinder valve for the sewerage pipes install. Was quoted for upwards of $7000 :-( Luckily for us, Plantation were extremely generous and just before Christmas advised they would cover the costs of this :-) Our main admin is Andy and he has been extremely positive, reassuring and responsive from the get go. I had a quick walk over our block during Christmas, I did notice a drain out of position in the initial markings, hopefully resolved before they put the drain in! (they are more like gully drains to keep water away from the slab). Work started back on our block yesterday and the pipes and prep before slab commenced. Hopefully slab will go in this week and the frames are being delivered shortly after. We might be lucky enough too that the block next to us hasn’t commenced building yet so all the workers are parking there and delivery trucks are all using the adjacent block (which would be great because we have a provision for $4700 in road council costs, but so far when we’ve seen them working haven’t seen anything put in place, also was told by the contract stage people to ask for any receipts or evidence of Road management). Ian seemed pretty confident we will get most, if not all of that provision back :-) Nice to know about the quality of work, that’s the main reason we went with Plantation! Sorry to hear about the pipe issue! Glad it has been sorted and Plantation has come to the party on that one. We have Andy as well and my god I cannot speak highly enough of him! He is the only one to date that has been looking out for our best interest. We have had a few issues arise one of which was a wall that would have enclosed our open treat stair case that we upgraded to so Andy had to act swiftly and whilst I was waiting on updated plans to come through I wanted to make some last minute changes and he spoke to his boss to get them to waive the admin fee. Also one of those changes were to upgrade our ensuite shower heads again and the quote came back I told them to proceed then it came back they didn't quote it properly and it was going to cost me an additional $430 to the first quote I told Andy of all of these minor other issues I had with their estimating team not pricing things up properly and he spoke to his boss again and they waived the $430. So my best advice if anything comes back that they didn't quote properly do not commit to pay it as they are hoping you say ok but if you tell them its not acceptable it is on them! I wish I knew that as I had to cop an extra $1600 in items estimating didn't quote properly! My friend who recently build with Plantation had Andy and she loved him too. She had a different SS and there are a few finishes that I noticed were very average. How exciting for you now though, watch it fly by! It took 7 weeks from slab being down to enclosed stage for our 2 story. Oh the Provisionals are ridiculous...we have a provisional cost for "limited block access" as we are in a built up area so they can only access the block from the front of the yard BUT we still have side access so I cannot see how it is "limited". Hopefully that comes off the final costing. Lucky you for getting started before the neighbours do! Just make sure if you do notice anything that doesn't look right 9 times out of 10 it isn't so raise your concern as what I have learnt so far is Ian is very rarely on site. I waited over a week for Ian to go onsite and confirm if my internal garage door was in the wrong spot! And the only way I noticed that was someone else picked it up.
