Browse Forums Building A New House 1 Oct 22, 2015 9:48 am Hi, we are going to sign a building contract soon, the builder said he will provide the electrician plan and bracing plan after the building contract is signed. Our lawyer said its better to have those plans signed as part of the building contract, but our builder is reluctant to provide those plans before the building contract is signed. What do people normally do ? does everyone have those plans signed as the building contract ? Re: Need advise, Please help me 2Oct 22, 2015 10:35 am For me that is part of the build so I would expect to get them at the time of contract as the contract is for the whole build Our Build Thread - JG king Memphis Re: Need advise, Please help me 3Oct 22, 2015 11:16 am You'll want the contract to at least include the level of electrical inclusions - number of lights, power points etc. Re: Need advise, Please help me 4Oct 22, 2015 11:22 am Thank you for your reply, I could see the electrical specification in the building schedule, which says: three phase connection to be underground switchboard location – internal length of mains – to connect to house light fitting installed by builder switch plate type – standard number of light points 89 Do you think this is sufficient ? Re: Need advise, Please help me 5Oct 22, 2015 12:13 pm theyre probably reluctant because those things are subject to change when you do your inclusions, including placement of the lights and number of lights. what youd be signing is a sales contract. as you progress, your drawings and possibly your structural will change as you move rooms, add alfresco change the lighting placement etc. nothing new. Your sAles contract will have the minimum inclusions outlined only. Creator of superduperonium, expert at expert things, nobel laureate, can hold my breath for 10 minutes. Re: Need advise, Please help me 6Oct 24, 2015 9:34 pm Is this your building contract - or sales/tender contract? If its the sales tender one, well that changes like Ponzu stated depending on changes. Ours went up $2500 after meeting with the electrician and did up the whole plan for the house and we made changes. If its your set building contract - you should have done a electrical plan and have a plan of where everything is going - extra points you may have added etc. This should then be included with your variations part of your contract. Same with everything else - basically by the time you sign the building contract you should have everything picked, changed and agreed with before having the lot included in your contract to sign. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 I am looking for someone who might have tackled a similar issue as me.
