We are looking at a Knock-down-rebuild in WA. We apparently have a "squat" block and have been told we will find it hard to find a display home that will fit on our block. We are new to building and looking for a place to start. We are looking for recommendations for an architect, drafter or building designer (?) to draw up some plans to fit our current block. TiA. It was a custom home and we went in there with ideas and a battle axe block and met with the sales rep. We discussed and then had a few meetings with a home designer who designed our home, with our changes etc along the way. Was a pretty painless process. So you could go down that route as just a matter of course of getting a price point for comparison along with other custom home builders. Just a thought. Designers may have done part of an architecture degree or even completed the whole degree, but chosen not to become registers (there are many reasons not to). What this means for the client that the skill of a designer can vary from very good to not so great. They have not been required to complete the min 2yr practical experience under an architect in an office. This is where you really learn the technical aspects of how to put a building together in the best way possible. A drafter has typically done a diploma of architectural technology and probable some years of experience in the industry. They will likely have a good grasp of the technical side, but do not get any formal training in design. An architect has 5yr degree in design a min of 2 yrs in practice and registered with the board of architects in the various states. Part of this they must have Professional Indemnity insurance to protect the client from professional stuff ups. Designers and drafties may or may not have this. You will find that only an architect can see the project all they way through from early sketch design, DA, Contract Documentation, Tendering and Contract Administration, If you need it. At the end of the day you need to be able to get along well with you designer of choice, generally an architect should be more experience, but if they are arrogant and will not listen to you then it is never going be a good fit. Find some one that has done work you like and can get along with so you can both work together for the best outcome. Don't be afraid to push them. You will find architect is more likely to push back but this will make sure that the design becomes more honed and tuned to what you need. Hope this helps.
