Browse Forums Building A New House 1 Jul 15, 2008 8:57 am New at the demolition and building game, so have some questions:
(1) Does the demolition company normally handle council applications? or is it cheaper/better to handle it myself? (2) Can someone recommend a demolition company in Adelaide? How much approx does it cost to demolish a small (80sqm) double brick house? (3) Is it recommended to conduct soil testing yourself (rather than thru the builder)? How much approx does it cost? (4) Can someone recommend a company for soil testing in Adelaide? Thanks, ChrisL Re: Demolition and soil testing (in Adelaide) 2Jul 15, 2008 1:29 pm hi chris,
I got my soil testing done with Engineering house. 21 Kensington Rd, Norwood - 8333 7111. They went to my property at strath and di their thing, then gave me the results to give to the builders to interupt. Depending what you want done just give them a call and ber very clear. total cost for me was $471.24 inc travel to strath and back. cheers Re: Demolition and soil testing (in Adelaide) 3Jun 14, 2009 5:56 pm certainly interested in what prices you get for your demo costs.. i was looking to do most of it myself and get demo guys in to clear up and scrape the site take the walls down etc.. i have a small 50-60's build 2 bedroom place with luckly no slab, going to get some quotes this week. -Nathan 2nd-Fix | Blog Building with Desyn Homes previously with the insolvent Endeavour Homes Re: Demolition and soil testing (in Adelaide) 5Jun 14, 2009 7:01 pm HI, Have just booked my demolition in through GP and Sons ($7500) which includes timber frame home, garage and 2 large trees. So far communication has been great. Anna1 is also going through this company. I received quotes from Magill Demolition (Somewoman went with these and were extremely happy - but they were much more expensive (in the thousands)) and Haros Demolitions who were reasonably priced, just took longer to return the quote. AC demolitions and All State demolitions are 2 other options, but neither responsed with quotes in the time I required so I didn't follow these up any further. May do a good job however. I did the council application separatly, but the demolition companies will organise this for you if you wish. Don't forget about gas and electricity disconnection and abolishment (the suppliers require at least 20 days notice) - some demolition companies will organise this for you too. Hope this is of some help. We got 3 quotes, and AC got back within 2 days whereas the others took 2 weeks so when AC were abit more expensive went back to them and they beat the lowest quote. The demo was all done in 2 days. The place we demolished was a small 2 bedroom place with a fair bit of asbestos. It cost $8,500 for a complete site clear including a few small to medium trees. We did the council application ourselves, very easy with Charles Sturt council, AC just told us what we needed to fill in about the method of demolition that they use. Yes, it is clearing everything. We have asbestos too, and removal is included in the cost which I said previously.
