Browse Forums Building A New House 1 Oct 07, 2015 1:37 pm Hi all, I would love to hear from anybody who has built a two-storey home on a downhill sloping block. Thanks Re: Sloping block 3Oct 08, 2015 9:00 am Hi Woodvale112 I guess you mean sloping back down from the front..does its also slope from side to side? Things to consider 1.The width and shape of your block? 2. How many levels also the amount of slope <1.5m-> steps...>2.0m, -> rear under croft? 3. Engineering i.e. Geotech,Structural & Energy these will greatly influence the floor plan selection, Optimization and Build-ability 4. Retaining options under the house, on the boundary or combination of the 2 5. Soil conditions, water table level, drainage, etc BTW, Photos, contour, site report would help for starters Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Sloping block 5Oct 08, 2015 10:12 am 2 Storey Homes-> Narrow blocks-> side to side slope have the greatest engineering challengers IMHO Extra Costs can be as high as + 25%-30% on approx build. Ie suspended concrete slabs, beams, retaining, etc We are seeing a trend here where land developers are taking out retaining $50-$100K to offer cheaper affordable land Homeowners find out later those costs are only deferred to later ...when they build Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Sloping block 6Oct 08, 2015 11:10 am Thanks for the info. Hmm will need to see if my budget allows for that. So will a survey report and soil test let me know what costs I will be up against? Is a split level a good alternative for my type of block? Is a single storey on my slope a big challenge to build on as well? My block is 12m wide and 37 m depth. 446sqm in total land size. Re: Sloping block 7Oct 09, 2015 8:13 am The contour, Site report, Prelim Engineering will give you relevant Data/Information that will assist you in making the best decision at this point in time. There are many variables that can effect outcomes with huge cost implications later on... you just have to read some of the posts on forums...enough said! IMO get the best advise that you can afford and make sure it's all inclusive (design/engineering/build) As you don't want any surprises later on in the process after you have committed money and time, etc Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Give Jonathan a call. Tell him you know me. He is in my opinion the best surveyor I have ever worked with. His number is 0425 285 622 All the best Simeon 3 12372 i did click it, still couldnt make it out rofl. in any case, doesnt look like too extreme a slope, you may be in luck. Just shoot out some emails to volume builders in… 3 18545 Howdy all. I am looking for feedback on what people would do to maximise and make an area as flat as possible. First, out the front of the house is a sloping hill, pretty… 0 20137 |
