After lots and lots of visit to display homes and meeting consultants with WE narrowed down to Coral Homes (Plan name - Manhattan 21) and Eden Brae (LivingStone 22). I have ordered tender from both of them and it will take next 2-3 weeks from them to get tenders. Both of them claims to be on "Fixed Price" Just wanted to get feedback from fellow home builders their experiences about "Fixed Price" I am on tight budget and do not want to slip anything while negotiating tender. We are- the only thing that is still iffy is that they will do a second soil test after demo and of there is unexpected rock, we will have to pay more. Grr. I believe all companies are the same. Still fixed site costs and most rock excavation costs are built in. It is really hard to comment as everyone wants different things. Two people could build the same house and have tends of thousands or even hundreds of thousands of dollars difference depending on your upgrades. What is important to you about a house? I will say coral standard range tiles were impressive but remember some have additional labour costs involved. Electrical inclusions were low but that's pretty common... Congratulations for your build.What plan you are building ? Have you choose elegance package with coral ? No I haven't thought of any upgrade. EdenBrae will disclose cost of upgrades only during detailed kitchen/ electrical appointment . ( they can tell cost of display options but not any additions/ modifications. Not sure why they are holding this info ) I have choose elegance package with coral and I liked those finishes so I am not thinking of upgrades Value for money is key thing for me ... Both house is on same size . On rough estimation EB is asking 40k more for 2 additional rooms but internals are very basic compare to coral .. So Still evaluating both. Now 43-44 sq. a lot of our extra costs were increasing the floor space although still reasonable I suppose. We have the elegance pkg. Try and build some PA's in to your tender. Can always delete if need be but better to include as much as possible as any things you think are standard are not and it adds up. I will say that corals standard selection are better than most other companies Coral were always very transparent with costs and upgrades which as been great. Even when our consultant has estimated things it has come back close.
