Browse Forums Building A New House 1 Oct 01, 2015 8:07 pm Hi Guys I'm hoping someone out there can help me. We have just signed with HGWA and we're getting our finance with keystart. I spoke to keystart today and they told me that everything has to be included in the building contract. We had planned to do soakwells painting and driveway ourselves. Keystart have advise they will not release the final progress payment until all the works are done. However HGWA don't usually let third parties into the site to complete the works. Has anyone come across this? Does anyone have any advice or help they could offer us? I am getting confused and I don't want to loose our beautiful block of we don't meet the finance date. I have emailed my sales consultant but am awaiting a response. Any help would be appreciated. Thank you Re: Advice needed!! 2Oct 01, 2015 10:06 pm This is a common issue. 3rd party Soak wells and 3rd party driveways usually have to wait till after handover. you really only have 2 options, use there providers, or wait till handover. We can't wait till after handover because the finance won't be approval without everything included. Oh well, hopefully the rest of the build will be a much smoother ride. I had a part of my contract changed to allow my fencing contractor in towards the end because bank west will not release final funds without fencing (or driveway but that is part of my house package). I didn't have much trouble though as my builder doesn't like to do fencing - and explaining they won't get their money if the fencing isn't done helps - plus I'm using a licensed fencing contractor so they are not worried about safety etc. Do ask how much a driveway is with your builder - when I asked for the actual price, it was cheaper than it I had someone come in and do it for me anyway. Not all builders are giving inflated prices for things. You may find it just easier to pay the builder to do it and that way you get your block you want - I guess it comes down to how much is the block worth to you - if its like $5,000 - is it worth losing over that amount? Also check your 'cooling off' contract cost as well - you may find if you pull out now because of finance because you won't have the builder do it etc you may still have to pay out $10,000 - that was the standard figure in my standard NSW building contract. We are waiting on a variation to see how much it will all cost to do with the builder. Shannonkent15 how did you get to do the soakwells yourselves? Did you just leave it out of the contract? Re: Advice needed!! 7Oct 06, 2015 10:41 am I'm not financed with keystart but we did our loan through commbank. We are doing all of our internal flooring, driveway, fencing, rendering and grass ourselves and the bank was fine to pay the final payment. They paid the final payment after the valuation on Friday (handover is this Thursday). They would not pay the final payment until all the work by the builder as per the contract was completed. It wasn't in the contract for the builder to complete the driveway etc., thus there was no issues with the bank paying the final payment. Our driveway, flooring, rendering and grass is being done this weekend. The builders will often not let third parties come onto site to do the driveway etc until the house is handed over.
