Will sit down with the builders that we like (there are two clear winners out of the 5 at the moment, not based on price - we haven't received their quotes but know ballpark what they will be). We've had some pretty expensive tenders come back, and just waiting on the last where the builder has provided a price but not the final spec as he's just waiting on suppliers. The best builder are they ones that you can ask as many questions as you want and they'll give you their time of day, and give you constructive feed back with your architectural drawings, the architect doesn't always get it right especially with material used etc. have you had the engineers go over the plans too with their recommendation of materials? viewtopic.php?f=31&t=75739&p=1299716#p1299716 Re: Custom sloping block KDR Melb - Tenders. Haven't finalised it, as we wanted the builder we chose to have their input in the engineering and whether they'd change anything (within code, of course). We found even with a gentle slope of barely anything (1.5 metres) we were better with a custom build. Can't wait to see how PVs comes along. We might buy a different block in a couple of years and build it on that, but our slope is apparently extremely complex. So now we're going through backup plan C of a Porter Davis (which I'm totally not thrilled about), and even with them the site costs are 100k. But putting yourself through too much financial strain won't make anything worth it. It's hard sometimes with plans to know if the architect or designer gets their cost estimate right. It's not about financial strain though, but it doesn't make sense to spend that amount of money on our block, when for the same amount we could move to a much nicer suburb... At the end of the day it's the difference between paying it off in 6 years vs. 10, and I'd rather have the option of retiring sooner (as I'm sure everyone would!).
