I really like the blackbutt too; just needed the janka rating of spotted gum for the dogs. Can't wait to see your build! Great to see the floorboards, albeit a different species of tree. We have a dog too, eek! I was worried spotted gum would look too red but it's gorgeous! Can't wait to see more photos! There's 2 layers of waterproof membrane on the slab, and then floor levelling material, then floorboards. Guys were already there this morning when I drove past, so didn't want to check in and disturb them. Ezza, if Arden are using PTF then it doesn't look like Metricon own them. All cabinetry finished on Wed, arcs & skirts started on the same day, internal doors hung today. Our proper front door also got fitted today - and the hallway looks so much nicer with light. The exterior render has also been done, and the external cladding has had it's first coat of paint. Carpenter doing the fixing is all on his lonesome. The Darbecca fixing inspection has been scheduled for this Thursday, and then painters in from Saturday 2nd Sept. Really happy with how it's coming together. Independent inspector has found lots of little bits and pieces, but nothing major which is good. The light in the living areas is better than how we imagined. Internal doors were off again, as the painters have started prepping for paintwork, first coat done on some of the doorframes. Sink cut out is not right, they won't cut the stone like that. Can I ask you how that was achieved with Metricon, I have a friend that is trying to build with Metricon and the build area has no major fall. But the site as a whole has a fall of 7m, and Metricon say they wont build on the site now that he's signed with them. Looking at your lot, you have site fall, from back to front, at least 3m+. But the build area is flat. How was your process in achieve this result. Any insight would be very helpful, thanks in advance. We have just over 3m of fall on our lot (the front bank is council land), and Metricon didn't have a problem with it - they cut and filled the land themselves. It wasn't cheap though, but any builder wouldn't have been cheap for our block. I can give the details of our sales manager - who was excellent to deal with and did a lot of work with us on the design, or another suggestion is for them to go and visit Tullamore estate and talk to the consultants there, which is a new sloping estate in Doncaster - those consultants might be very knowledgeable about the issues. Metricon has some split level display homes there, and they're really pushing the sloping builds pretty hard. There may be some access issues with your friend's block, or issues with the driveway angles etc. Good luck. I will say that most volume builders wouldn't touch our block; the only ones that would were M and Porter Davis. They are looking to build in Diamond Creek, and yes other volume builder wouldn't even look at a build in that area. They were aware of the extra costing and the piering need on their block. The land developer had done all the cut in and raising for the building zone. But Metricon have measured beyond the build zone for their fall measurements. I've send them this thread to look at, so might see your reply before I can speak to them. But yes if you could share your sales manager and I'll pass on to take a look at Tullamore. He's friendly and knowledgeable and an awesome dude. We saw him when he used to work at Porter Davis. If we hadn't gotten our current sales consultant who is great would have wanted him.
