It's not about financial strain though, but it doesn't make sense to spend that amount of money on our block, when for the same amount we could move to a much nicer suburb... At the end of the day it's the difference between paying it off in 6 years vs. 10, and I'd rather have the option of retiring sooner (as I'm sure everyone would!). Don't need to be on the corporate hamster wheel for another 15 years. We're almost ready to break ground with Metricon, disappointed we won't have a custom build but in the end this design works out better due to the amount of backyard we'll have. Just trying to figure out landscaping now. We're building from the Metricon "Signature" range, which is their premium range. There are a lot of standard inclusions and we built a heck of a lot of upgrades into our prelim contract. Updated plans attached, as well as picture of facade. We've made a few changes to the plans - nothing major. Overall house size 36 squares. Some selections / inclusions (not exhaustive) as well as upgrades:
A lot was included in the 'Signature' range, such as pivot entry door, timber windows, 2340mm doors including the large lounge stacker etc, however our site and retaining costs are pretty incredible. PM if you want a ballpark figure. Our Sales Consultant has been pretty incredible, bending over backwards for me including contact out of hours to confirm everything. Metricon will break ground in a few weeks if all goes to plan. Hopefully it's a nice house! I'd prefer a bit more fill, however Metricon wouldn't do it due to house heights & council regs. Just hoping that we don't have any retaining over 1m high around the house. Good luck with your build...and I agree, when there's fill and sloping land those site costs can be a killer! Thought about doing it after handover, but quite frankly the builder's warranty means a fair bit. There will be no quad as the floors are post finished and done before kitchen fitout. Thanks Jason - hopefully it looks as good as the render! The site is now fully demo'd. The second site survey has been booked for this week. Our levels may change significantly as we had a lot of concrete that may have given an inaccurate reading - let's hope the retaining wall is nowhere near as high! That would be the best result. Site start: 5th April Site cut: 6th April Pegged out: 10th April Easter break.. not much Pre-Slab inspection scheduled: 21st April Slab Pour scheduled: 24th April I'm not convinced they'll pour the day before Anzac day, so we'll see. Site supervisor communication has been decent, hope it continues. Our slab is a stepped slab. Some serious retaining, above the cut we have 5m to the back fence. 10m of backyard overall, but need the landscaper to inspect the block before he finalises the plans.. It was a bit hard to visualise on paper. Big block... big house... It is monstrous. Darbecca inspector was very pleased at the pre-pour inspection, the guys did a super job. I think they're too big for most blocks and not that popular - obviously people want double storey in the signature range. Access is important to me - older parents who are starting to have some mobility issues, and we want to stay in this house for a long time.
