He's pretty good, he's leaving most of it up to me... Although ultimately I guess I'm responsible for the muck ups, too! Reckon I might lop 10cm off the island bench though on the dishwasher side, it's currently 2.7m by 1.2m so 10cm less isn't going to make that much of a difference. The island will be far bigger than the entire footprint of our current kitchen. Eek. Hopefully not *too* modern Abz! I'm trying to (sort of) channel this... Love your house plans, and glad that your house proportions are similar to mine regarding lounge rooms etc. we're currently at frame stage and our areas look smaller then expected, but I think went we are at gyprock stage or would be just fine. Window sizes are still yet to be confirmed. It's meant to be a nice picture window, so definitely not a titchy one hopefully! The kitchen window and flyscreen will both be sliding windows so it can act as a serving window to BBQ peeps Re: Custom sloping block KDR Melb - Updated Plans! 26Dec 15, 2015 4:08 am PVBuild, I'd channel those highlight windows from the image you've posted above, & put them in the master, trading them for the large picture window you currently have planned. That large window will receive a lot of afternoon sunshine in summer, making it very hot in summertime. A highlight window here, with long western eaves will minimize summer heat. I'd also consider wrapping the highlight window to the north, just like in the image. You'll get some sun in the master in winter, & you'll improve privacy with these type of windows. What eave lengths do you have to the north? Large eaves will shade winter sun from the highlight windows, so I'd be doing some calculations. Think, for Melbourne, in mid-winter the sun peaks at around 30 degrees above the horizon. Re: Custom sloping block KDR Melb - Updated Plans! 27Dec 17, 2015 6:07 pm Hi DDarroch, Thanks for that - although we do have views to the west, so there's tradeoff there with the picture window and being able to sit in the bedroom and see out. I don't want north highlights to the bedroom as we want to reduce light in there. The west window will be double glazed (or triple, depending on budget) with reflective tint and sheers as well as block out blinds. You raise a really good point re: the eaves to the north though - I will have to calculate, we have 600mm eaves to the entire house. Only problem is that we've done full engineering so might need to revise the plans for smaller eaves. Will talk to the designer / engineer. I think the windows will be 60cm deep, not sure how wide though, probably at least 3000mm wide for each one. We've asked for semi-commercial windows. It does take the builders a lot of time to give you a good tender, the detailed ones are obviously the better ones. Great amount of detail, although some things are missing (tile specification particularly). Incredibly high spec but way outta budget, which we knew was going to happen. Take your time and go for someone you will be happy with. Speak to previous clients because their experience with the builder is everything. Our builder was the most expensive out of all the tenders we received. But from speaking to people who built with him we really couldn't look at anyone else.
