Browse Forums Building A New House 1 Oct 01, 2015 9:48 am Hi Everyone... I hail from Sydney, I'm building with Fowler Homes a double storey dwelling and have chosen to do my flooring after handover. One thing that's come to mind is the fact that the kitchen cabinets and Island and staircase will all be installed on the cement slab itself. Questions: 1. If i'm installing porcelain tiles in the future i'm guessing I have to tile around them? Is this correct? 2. Considering associated bedding and porcelain tile how much lift am i expecting of the cement slab? 3. My builder has advised me that they allow for 20mm allowance, what does that mean? Any help with this would be appreciated, thank you. Re: Questions about Doing Flooring after Handover 2Oct 01, 2015 4:00 pm I'm assuming noone has encountered this before?? I just though if standard cabinets are 900mm with 150mm kickbacks once you install tiles around the cabinets rather than under that will become more like 875mm for example. I dont even know what happens with the staircase... Is there anyway around this? Re: Questions about Doing Flooring after Handover 3Oct 01, 2015 4:34 pm 1) Yes, this is normal, and also how the builders would do it. 2) Around 15-20mm 3) They've set the heights of those things under the assumption that the finished floor will be 20mm above the concrete. The staircase will quite likely have a floor covering on it, which probably isn't far off the height of the floor covering on the floor, so the treads on the steps will rise as well as the floor. Re: Questions about Doing Flooring after Handover 5Oct 02, 2015 8:36 am Yep the builder will increase the bench heights under the assumption that the finished height of the benchtop will be a certain level plus the thickness of the tile. Re: Questions about Doing Flooring after Handover 6Oct 02, 2015 3:25 pm Onejohn thanks for your reply, for my first question you say "this is how the builder would do it" Are you saying if i had done the floor with them, they would have done the flooring around the kitchen anyway rather than laying the tiles first and the kitchen over it?? That a bit odd... Can anyone confirm? Re: Questions about Doing Flooring after Handover 7Oct 02, 2015 3:43 pm Flooring is generally one of the last things to go in on any build. Too many tradies coming in and out and the possibility of the flooring being damaged. Kitchens go in before flooring from what I have seen/experienced. Re: Questions about Doing Flooring after Handover 9Aug 13, 2022 6:58 am On the subject of handover and flooring, can a house be handed over with just a bare concrete floor as we are considering not getting tiles and flooring through our builder. We are thinking of epoxy- anyone had any experience with epoxy flooring? Not sure how the builder will feel about losing his cut on the tiling, but our PC was $24, not one tile started at $24 when we walked in to do our choosing of the tile. TIA Re: Questions about Doing Flooring after Handover 11Aug 13, 2022 7:13 am We were concerned that he wouldnt allow it because we were supposed to be getting flooring through him and he has been very inflexible already Re: Questions about Doing Flooring after Handover 13Aug 15, 2022 7:32 am The builder accepted that I cancelled the AC as I found it $5000 cheaper, so if he accepts AC, he should accept flooring? Our PC wssnt even a starting price on any of the tiles when we walked in to choose them, so if we cant find flooring from his suppliers, what do we do?
