Browse Forums Building A New House Re: Allcastle Homes Grandworth 40 MKIII 42Mar 11, 2016 2:30 pm Also forgot to mention, for those that are demolishing, we had to pay $1200 to disconnect and remove gas services from our property. Demolition people will be disconnecting water and electricity, but it's up to owners to do gas removal. Even though we will have gas at our new home, we are required to remove it before demolition. The guys at AGL came out last Wednesday and did this. Re: Allcastle Homes Grandworth 40 MKIII 44Mar 17, 2016 10:21 am Our draft Electrical Plan came back yesterday. We have requested additional powerpoints and additional lighting. The draft plan also included the supply and installation of a hub and componentry (for TV, internet). This hub is for the NBN. I have advised Allcastle that I don't want the hub as we don't have the NBN in our area and it doesn't look like it's coming anytime too soon. Re: Allcastle Homes Grandworth 40 MKIII 45Mar 31, 2016 11:45 am Old house has been demolished. As we had to remove some of the original retaining wall, we put in another retaining wall over the last weekend. Now waiting to hear back from Allcastle as to the start of the build. I'm hoping there won't be too many delays. Re: Allcastle Homes Grandworth 40 MKIII 46Mar 31, 2016 12:56 pm When we finalised our electrical plan, it was about 4 weeks to receive the construction plans. These need to be signed and returned to AllCastle (Check them in detail as the build is based on these, but get back ASAP, we dropped them off). Once that has happened your file is handed over to the Construction Dept, the manager makes a site inspection to confirm it is ready to start. From the date of that inspection you will get a start date which will be about 4 weeks. I would estimate you could be looking at Mid to Late May when they break ground.... Re: Allcastle Homes Grandworth 40 MKIII 47Mar 31, 2016 3:03 pm Yeah Wazza, I think it will still be a while. The day I advised that the house was demolished, the construction manager went to the site (same day). We were advised that we needed to fix the retaining wall, which we have now done. I still haven't received a final set of plans yet though. Construction manager was probably in the area and just did an inspection while he was there. This is the problem with living so close to the site, (around the corner) it's like watching a kettle boil. Re: Allcastle Homes Grandworth 40 MKIII 48Apr 12, 2016 11:40 am living and working within 1km of the site is indeed bad, and having access to the site worse. Though i will confess i had to prune some high branches and install gutter guard that id forgotten about in the new guttering so the scaffolding made life real easy. We have a roof now - there was going to be a 2 week delay on the tiles so ACH got us a free upgrade of roof tile, and they even worked on a weekend getting it done... Re: Allcastle Homes Grandworth 40 MKIII 50Apr 20, 2016 11:10 am Just been advised that it will still be around another week before the final set of plans are ready and that it will be around another 20 working days after that before construction will commence. Really hope that they will hurry up a bit with it. We had to rent a place nearby (mainly for the fact I have 3 kids going to local schools) and it's costing us $700 a week to rent. Re: Allcastle Homes Grandworth 40 MKIII 51Apr 20, 2016 1:07 pm Fully understand your issue, currently paying nearly $5000 per month in rent and mortgage, and it is killing us. Builders seem to forget that, and can't understand why customers in the latter stage of the build start to get annoyed with delays. I have budgeted up to the end of May to pay rent & Mortgage, after that it is going to be costing me $700+ per week for the delays out of the money I have allocated to landscaping, etc. Re: Allcastle Homes Grandworth 40 MKIII 52Apr 20, 2016 1:41 pm I think what annoys me the most is that we were told we had to have everything done before the Tender expired which was end of March. This included that we had to have the site cleared. We busted our guts to get it ready when told to do so. So basically, it's going to be another 2 months after that expiry date before they start. Why couldn't we have demolished closer to the build date? That way we could have saved on rent and other payments and took our time with the move. Re: Allcastle Homes Grandworth 40 MKIII 55May 03, 2016 2:37 pm We signed our plans on the 8th July 2015, it is looking like we will get the keys to the house mid-June 2016, so based on our build, I would make sure you budget to be moving in at the end of March 2017. The Site supervisor at piering told us we would be looking at the end of April, I planned & budgeted for the end of May to be on the safe site, but it is most likely we won't move in now until the end of June...So that last month of paying rent and mortgage is going to be a struggle as we are almost out of money, but the builder doesn't care as long as they get there money... Re: Allcastle Homes Grandworth 40 MKIII 56May 12, 2016 3:41 am Yeah very frustrating Wazza. I've been seeing some places near me that were demolished after mine which have started. Not sure what the hold up is and why it takes so long. Someone has accessed the site and put some pegs in the ground, but that's all. Still no fence or anything else. We have had a cleared site since before the end of March. Re: Allcastle Homes Grandworth 40 MKIII 57May 12, 2016 9:53 am I am getting very annoyed with AllCastle at the moment, the painters have so far taken 5 weeks and no sign of them finishing. The neighbours said they are not on-site all the time, hence why it is taking so long. I know this has had an impact on our completion as the Electrical finish-up has been postponed twice due to the painting not being completed. It is costing me $600 per week for this delay, and do AllCastle care, not really as it is not costing them $600 per week... Re: Allcastle Homes Grandworth 40 MKIII 58May 12, 2016 11:24 am Yep, I hear you about the delay and $$$$ associated with it. I just can't get my head around as to why we had to demolish so early. We could have lived in that house for a few more weeks and saved a few thousand dollars. So many of my neighbors and people in the street keep asking me when it's going to start. I think they're all surprised too as to why the site was cleared early on. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 47377 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
