Basically the bas works before you get a slab. Most builders will itemise things like sand pad, cut and fill, hard digging, stormwater, concrete pump. All of these costs will be on top of the base price they quote you for the house. It is unfortunate, but generally site costs i.e. sand pad and cut and fill will always be a provisional sum. This is just in case they find rock or something else unexpected. For 60K I am assuming you are on am M class site? Did they advise you/ or give you a copy of the engineering details for S-Type footings. My steps for optimizing the design while minimizing the site costs. 1. Contour survey 2. Site / soil classification report ( Done by an engineer NOT BY A NEW HOME SALES REP) 3. Adjust the floor plan to suit above 4. Have alternative solutions explained/costed/presented to you.. you need to make costly informed decisions early/up front on what's best for you (Short and long term) BTW C1,C2...? are not S class (worse case) footings..I suggest you check the codes. Redink have quoted the following provisional: Earthworks – Subject to site location, ground levels and access (flat, sandy, level site) $2,450.00 Hard Digging (services only) – Subject to engineers site report $1,000.00 Footing & Slab Detail – D10 Standard – Subject to engineers site report allowed for C6 $16,566.00 But then they also say we are better off getting the rest of the siteworks done externally because chances are they would use the same people we end up using, but then they mark up the price (at least they are honest about that). So I am guessing the sandpad is seperate to the above, as well as the scraping back of the land to level it? Its always easy to say to the client do it yourself and save? 1. Banks prefer all site works to be completed by the Builder under contract. ie warranties etc 2. That's a worry the Salesman is saying that... 3. If you cant afford it then take it out, doesn't hold for site works, your site works are paramount 4.
