What are we building: Builder: Henley Model: Vogue Q2 Facade: Cleo (Option 2) Where are we building: Suburb: Officer, VIC Estate: Arcadia Estate (formerly Aspect) Stage: 12 When are we building it: Colours: 10/09/2015 Tender: 06/10/2015 Contract: 03/12/2015 Soil Test: 23/06/2016 Land Title: 30/06/2016 Construction Commenced: 25/08/2016 Construction progress/schedule: Tempory Fencing: 25/08 - Done Site Cut: 29/08 - Done Set Out: 31/08 - Done Underground Power: 01/09 - Done Drains: 02/09 - Done Slab Works: 06/09-12/09 - Done (took 3 days more than expected, mostly due to rain) Pre Pour Inspection: 12/09 - Done Slab Pour: 13/09 - Done Framing: 30/09 - Done (took them less time than the 3 weeks they estimated ) Framing (and slab) inspection: 03/10 - Done Lockup: ??? So far (touch wood) the process with Henley has been pretty smooth. It was the floor plan that really sold us on this home design. We love (almost) everything about it. Hello future Neighbor. We were originally due to title in November, so similar delays I guess. I'm trying to look on the bright side by telling myself it's more time to save money. Impatience is already kicking in though. Do you have a build thread? I'll post some pics of some of our selections....just as soon as I figure out how to do it. We love earthy warm tones and have tried to stick with that as a guide to our colour scheme. I really wanted the Boral Raheen bricks but couldn't justify the price. So ended up picking the Austral - Chestnut (Cat 2). Have gone for 2 different renders, the darker brown is for the front cross beam whilst the lighter one is for the upper level. We also have asked for a quote on stacked stone to do both front pillars, though I expect the price will frighten us into doing the smaller pillar only. I'm hoping we can afford it as it will tie in nicely with the river stones we are hoping to use in the front garden. We have a woodgrain roller door and have picked the stain (left hand side of the pic) for the front door. Picked colourbond (colour is monument) for the roof. I had to have colourbond as I love the sound of the rain hitting the tin on a wet evening. My other half took some serious convincing though. We have chosen to also have monument gutters and downpipes, though I do wonder if we should have picked something to blend in instead. Tbh I would have loved some of the darker brown bricks, just couldn't find any in a category I was prepared to pay for. We went with our own flooring mostly because the range of bamboo offered by Henley was very limited. We wanted something a little different. I really like the uneven finish and I hope it will wear will (and hide the scraps and scratches that we will no doubt make as we use it). Our plans are now at the titles office and we should be settling within the next few weeks . Henley have been out and completed the soil tests. We have fixed price built into our contract so no major shocks, although they have asked to increase the setback of our home by an additional 60cm. I'm not too bothered by this, though they now cheekily also want some extra $ to cover an extra 2m2 of driveway (guess I should have expected that) . For anyone further along than us. When is the right time to engage an independent inspector? I would like to have independant inspections for as much as possible, though I'm not sure which inspections are most important and probably can't affort to have all the inspections done. The bad news is that Henley have informed me that we are in a flood zone. I'm not really sure what that means from a practicle point of view yet. But Henley have asked for $500 to complete a second survey and to submit a request to the council for an exemption (?maybe? I'm not sure if this was the exact word they used). The extra cost is annoying but now I'm more worried about the possibility of a flood and the more expensive changes we may need to make to mitigate the risk.
