There were a couple of guys on site laying the waffles (are they called that?....anyway the foam squares) in preparation for the slab pour. We are looking to sign with Henley to build the Vogue Q1 and wondering how long the whole process takes. Sorry I missed your question earlier, It has taken us a long time to progress to this stage. Though the biggest delay by far has been getting our land to title and settle. From there, it was about 6-7 weeks for the build to start. We had all the build contracts signed before the land settled, so that period of 6-7 weeks was for obtaining building permit and flood dispensations. I think it will be due to the nice walking track that runs along side of it. Although the extra cost for obtaining a flood dispensation was an unexpected and unplesant surprise. I'll hopefully be heading out to the block tonight to see that for myself. Given how much rain we have had in Melbourne over the last few days I'm amazed they were able to do it. Does anyone know what impacts, if any, all the recent rainfall may have on the quality and durability of the slab? We were advised to put a concrete path around our house to protect the slab and to allow water run off by our builder. We moved in 3 weeks ago and our landscaping cant get it done until it dries out a bit. So frustrating all the rain we've had this year and the ponds at club officer end are so full! It would have been fine but they tried to smooth the top of the slab for whatever reason after it was poured and they "broke" the seal or something. The surface of the slab became flaky. You could scratch it with a key. Anyway, it was picked up during an independent inspection and the builder sealed the whole slab. Re-inspected and all was good. Thanks for the good idea Charley. A path, particularly on the side of the house where the soil slopes towards the slab might be the perfect thing to help protect it. I did notice, after all the rain, that the creek (at the officer end of the estate) is looking a lot clearer than it had been a few months back (the last time I looked). The water had been a lurid green, it's looking much nicer now. Re-inspected and all was good. I think independant inspections are a must. I have this forum to thank for convincing me of that . The inspector picked up lots of little things (such as termite proofing) which, if left unattended, could cost a fortune in years to come. I wonder if I'll change my mind again once the frames start to go up. It also gives much more perspective on how much (or little) garden there will be. We almost bought a block in Arcadia, but ended up buying our second block at highgrove in Clyde north (currently in Berwick waters) We built our first place with henley and loved it so much that we are building with them again!! The amount of traffic, dust and noise generated by so many builds going on is crazy. I feel a little lucky to be in the last stage in this section of the estate as it means things should quiten down not long after we move in.... though no doubt there will be a few stragglers. The estate is beatiful, but more than that i can't wait for Officer town centre to move along. It's going to be great in years to come having all those facilities within an easy walk from the front door. There was also 1 steel pole (I'm sure there is a more technical name for them but hopefully you know what I mean) which wasn't quite perpendicular. Henley should be able to fix that all up without to much drama (fingers crossed). Generally though the quality was pretty good, and nothing to serious to worry about. A terrible reason for picking a builder and something I conciously tried to avoid....yet we ended up picking them anyway . Guess it helps that generally speaking they have a good reputation and people in the industry (that I spoke to anyway) regarded them highly. We are selling our currently Henley and real estate agents love them as customers tend to lean towards a henley over others! We looked at going with carlisle for our second build, but we didnt like the use of space in their houses, They had really long kitchens, but then that left less room for the dining/living and then the activity room up stairs was fair more open and larger than henley, but who goes up stairs?? when we have people over you stay down stairs! So we decided to go back with Henley as they just feel more grand and open on the ground floor! Although the upstairs living area is smaller in the Henley, we will use this as a place for our future children to play, watch tv etc! Another down side of carlisle were their Master bedrooms and Walkinrobe configuration! So here we are building another Henley! We looked at Metircon as well as we quite likced their floor plans, but by the time we got all the same things the henley would have it started to get quite expensive!!!
