We're still a little way off as we purchased an old home in Bibra Lake a few years ago with the intention to knock it down. The lease expires in May 2016, but we started looking at designs wth a couple of companies eg Dale Alcock / Ross north even a couple of custom designer and ended up with a custom design with CL. Our block is a corner block and it has been a little difficult to land a design that we could take in the northerly aspects in the living areas. After consultation with council Of Cockburn it is possible to change the direction of the home. Our design is still in draft and still needing but more work. It's 31 course ceiling with within the living / dining / kitchen it's 34 course. We saw a house from HGWA that had 34 course ceilings and it looked amazing. Like most I supposed but I'd keep a close eye on your site and supervisor. Plan looks good. My initial suggestions would be to perhaps look really hard at window placement. Do you want windows centralized on walls like for instance in bed 2, it's quite out. Are all internal doors 820 and wet areas 720? 620 doors are very narrow. Is garage high enough for a four wheel drive? You could get away with 28c there if the lintel has no brickwork above. Do you want conduits put in all internal wall switching? That will allow you to run other things like dimmers or fans etc to those wall plates if you're intending to do your lighting Fitout after handover. Are you getting anticon under colourbond roof or sarkinh under tilesfor better insulation, extra insulation in walls? confirm what sand finish you'll get with paving (and hope you don't get paver we got), do you have corner protection on walls (and hope you don't get plasterer we got), hope you get a nice brickie, ours was great. Maybe you could swap WC and linen in laundry so WC feels like a powder room that's more accessible? Becomes internal room and seinstley needs and exhaust fan but that's not a biggie. On fan exhausts do you want them all vented to roof space or our through the roof (worth it, even if not s legal requirement ). On bed 4 can you fit a robe of sorts perhaps? Maybe you could put a tall narrow onesie at end of your WIR so allow some natural light with an awning opening? Maybe you could get a door frame out in theatre incase in future you decided you wanted to enclose it for sound proofing? We did 31c throughout and I agreed 34c ceilings will Be lovely, are you getting 28c internals doors that area to match head of your windows? Good luck with it! Am waiting on a few amendments to the draft eg the wardrobe in one of the bedrooms lol and yes was going to pop in window in our robe. Doors internal mainly will need to be 720 for wet areas and 820 for the others. 620 will Be way too small for my husband. Theatre I'm planning to get double sliding doors. For the access to the alfresco I'm planning on stackers with highlights above like this picture. Will look good with some long curtains.
