I'm circa 450-455k I'm estimating and pre-approval at 88% LVR tends to get me the 4.34%? Curious if your similar position. Seems like they'll only move on price at circa 80% or below LVRS? I know their drop dead promo price at the moment is a full offset (For $10 a month) on a 4.09% rate with 80% LVR.. so I thought we would've both be able to get down from 4.34%... not sure how much effect the extra LVR has to warrant that difference in interest rate... so hence curious on what loan amount and LVR you were at. Archetto - how about yourself? What sort of loan amounts and LVR circa around are you to get that sorta rate? Seems you must be on a higher in both those departments given your rate? I was looking at the premium select home loan in my case. Wow 37.5% margin, worse than mine! Archetto do you mind listing here who you got quotes from/who you're going with? I'd like to get quotes too. I'm looking to get a professional in who does builders soakwells usually, so really just a cheaper job on the side as it's direct. I have a recommendation from my sales rep on a mate that does it, and it'll be circa 3.5k-4k it seems... 3.5k it seems if you go down cash payment method (i won't question the obvious as I could be assuming wrong) versus 4k if its by other methods e.g. tthrough financing etc. Seems a heck cheaper for 4 soakwells (large 1500 ones) concrete style than what the sales rep anticipates will be circa 6k through the builder. So would like to get some external quotes given how cheap yours are to see if his 'mates rates' prices are abit conflict of interest. @Leksie - seems the response from the banks is as we discussed - a quote or at least a list to complete so they know you can meet those minimum fit outs e.g. window treatments. I guess the worrying thing is, although unlikely, that they can still refuse to pay out if you go a different contractor or yourself than the quote you gave to them, in terms of refusing to pay you. Then again if your prepared for this i.e. a few thousand for window treatments, paint etc, this shouldn't be an issue? Perhaps I could throw in painting quotes into my financing too as my full intention is to DIY but it provides me the ability to borrow on my paint if they will reimburse me. Then I can just chuck the money i would'v epaid in cash into an offset and the efffect will be the same... except I have money to draw back from the offset in tough times or to purchase another house (e.g. deposit required)..... hopefully i've figured out that part right! So your branch person didn't see any problems with them denying you the reimbursement for going it your own way than the quoted contractor... but did they mention if bankwest sends someone out to check this 'minimum standard'. Or is it just a photo, and if you cut the mustard on the photo they'll reimburse and let you through? Photo seems real lenient if so... @archetto - were your soakwells for $1,800 4 x poly 1500s? or concrete? Or less than 4? Looking at it that's real cheap! Does that include costs to bring in the bobcat and dig deep if there's any hard soil/rocks, flattening the land and putting everything back to normal once all installed? Plus installation? We did get the loan a year ago when rates weren't as good however luckily were variable so got the cuts. I think we have a "complete home loan" package. Re soakwells we are having 2 poly soakwells installed total size 1500x1200 each and hold 4000L I think it was. Price includes digging, installing and connecting each downpipe. It doesn't include hard digging or rocks, sand removal etc. Has a 15 year limited warranty to cover leaching. Where are you building? Is that perth soakwells? I saw a quote from them today and recognised they have a 15 year leaching guarantee etc and didn't include hard digging or sand removal etc too. YOu're is alot cheaper though... about $3,350 excluding GST for 1500 x 900s x 4 for me, poly also. Not sure if shire requirements will allow you to do 2 or 3 large ones for Armaadale as opposed to 4 big ones though.... In all your quotes did they only put soakwells out the front or did they as good practice dot them around the property (back as well)? We're thinking about going with a bigger system as it is only $200 more. No idea where they plan on putting them to be honest.
