I guess you can say don't do it and do it yourself but it would cost a fair bit of $$$ Re: Ramlegh Springs, Clyde North 42Jun 17, 2016 3:53 pm it's not so much i dont like any of them. they are just not at all what i would do. also i dont think they will suit my facade. the other thing is, there is every few houses will have the same theme. i understand we dont have the option to do it ourselves. From this point the registration process is now controlled by government agencies however we anticipate the registration process will occur within 5 - 10 working days. Congratulations to Stage 3 purchasers, who should now touch base with their conveyancers and funders in preparation for settlement. does this mean my stage 3 block may be titled in next 5-10 work days???? They have been quoting Stage 3 as June since last November. Re: Ramlegh Springs, Clyde North 48Jun 30, 2016 12:33 pm quoting where exactly? Re: Ramlegh Springs, Clyde North 50Jun 30, 2016 12:38 pm I was told August when i secured my block. Only the most recent monthly construction update has hinted this wont be the case. Correct me if i'm wrong, but none of them quoted a date. When I signed, I was also quoted August. This quickly changed to June - Trudi can confirm this. I've maintained weekly contact as to keep the residents Facebook page up to date. While they need to be careful about posting promises, I have found the sales staff to be very personable and happy to give me updates if I call or visit. If you go by the top of the retaining wall your fall over the whole block is 0.65m. If you go by the bottom of the retaining wall it will be approx 1.55m. Either way it's not to bad. It really depends on the which builder you choose in relation to site costs. Re: Ramlegh Springs, Clyde North 59Dec 25, 2016 7:40 pm As one poster mentioned you have approx 1.55 metres fall on the block. Your site costs will be approx 15 -20k but if you need a lot of bored piers then the number could be a little higher but 15-20k should be an approx amount. If the soil is a class m you will be okay. The block size is very good. Anything over 450m2 in today's market is considered big. The only problem i can see that could be a big issue is the direction of the fall. It could mean your house will be sitting lower on the block based on the direction of the fall. If they are cutting near the driveway entry then your house will be definitely sitting very low on the block. Almost like your driving down a little slope which will be lower than the actual road service if that makes any sense. You need to speak to a builder and get as many quotes as possible and ask them how high the house is going to sit on the block. Each design is different. if you go for a house of length say 17 metres by 14-15metres then this should decrease the site costs. End of the day get as many quotes from different builders as possible and this should give u a range. Good luck The warning is on the sticker on the door too.
