Browse Forums Building A New House Re: Coral homes - Stradbroke 29 NSW 22Sep 17, 2015 8:25 am Thanks guys we made a few changes to the 32 plan. The major ones were, We added 1 Meter to the back of the house which made the 3 back bedrooms 500mm bigger, the bathroom, WC, laundry and activities all 500mm bigger. Also added a wash basin to WC . We added 500mm to width of garage. Added 600mm to the ensuit and walk in robe. We added sliding door next to the kitchen. Extended the alfresco room across to the garage. We haven't been given any indication of when we will be in. This week the internal doors are getting hung. We haven't had any waterproofing yet. Yesterday we got locked up. Re: Coral homes - Stradbroke 29 NSW 24Sep 17, 2015 8:58 am murray223 Elise+Tim Wow, we have a similar start date, when do you expect to be be in your house? I love the design and the brick colours. We do, but you seem to have shot along at an incredibly fast pace! I have no idea when we will be in, ss wont give us any indication at the moment until painting is completed. This week they are doing the internal doors and architraves etc, and the waterproofing has been done. I believe kitchen and bathroom cabinetry will be next week and then the painting. Hoping to be in in roughly ten weeks as thats when we have to move out of this house..dont want to move twice!! But that may be wishful thinking. When are you expecting to be in? You have your pci soon don't you? That is an unbelievably quick build! We have been given a final walk through date of next Thursday, so 1 week from today but there is so much to do... 10 weeks could possibly be on the money, as our kitchens and waterproofing was done about a month ago I think?? so you never know, you might be on track Modified Sapphire - Wauchope NSW https://forum.homeone.com.au/viewtopic.php?f=31&t=75816&p=1302396#p1302396 Re: Coral homes - Stradbroke 29 NSW 25Sep 17, 2015 7:45 pm Looks great Sebjub! We had our tile appointment yesterday and colour today. I agree it's so weird to not know the cost of the upgrades! We had the 10k 'splurge' with the more choice promo so hoping it covers it, but had expected to be able to price it on the spot. We have electrical Tuesday and just reading back I'm getting worried. Our SC only suggested a 2k allowance but we put $3,500 just in case.....has everyone spent a lot on the Stradbroke electrical appointment? Have purchased our own ceiling fans and pendants but that's about it....what else should we owner supply? We are doing our own flooring after handover and we know an electrican so not sure how much to include...? Any advice would be great! Re: Coral homes - Stradbroke 29 NSW 26Sep 17, 2015 8:30 pm Sebjub - adding a basin to wc is a great idea. I like how you kind of have two alfrescos, looks like you have thought things out very thoroughly! Ok we haven't been locked up yet, looks like they all do things in a slightly different order, when was your start date? We are in exactly the same position as you with current house going on the market this weekend..moving twice will suck! Elise - that is great news, hopefully you will be in in no time!! Hopefully you are right about being in in ten weeks, though time will tell! Jessie - how did your appointments go? Yeah they really should be able to give you a price there and then, otherwise you're left mucking around with variations which will hold you up. What are you getting your electrician friend to do? Clipsal charge about $130 per downlight, including installation, and I think its $78 for installation of an owner supplied downlight. That price is through the roof, we supplied our own downlights, got them from lightingillusion.com.au their prices were very competitive, but we paid the $78 installation fee because we didnt want to muck around after handover. And fan installation was something like $140. Think about what you want to have done through clipsal, there's pros and cons with doing it all with them but at the end of the day just make sure you have enough lighting, nothing worse than getting the minimum and having to add more lights later. Re: Coral homes - Stradbroke 29 NSW 27Sep 17, 2015 9:10 pm Thanks for that Murray. We haven't organised anything for our electrican friend yet but just thinking the fact that we are doing our own flooring after handover anyway, maybe we should organise later? Do you know if there is any benefit to doing electrical during construction instead of after handover (other than convenience and getting the price in the contract)? Re: Coral homes - Stradbroke 29 NSW 28Sep 18, 2015 9:18 am Our start date was in early July, our cut was 5th July, but then we had to do our our own retaining wall, Slab went down on the 28th July. We were flying along till the last 3 weeks when it has slowed right down. we went from slab to bricks completed in about 4 weeks. murray223 Sebjub - adding a basin to wc is a great idea. We wish we had added a WC to the lounge, the lounge is a bit too long and it would be nice and central. but it was too late by the time we decided we wanted it. Here is our plan Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Coral homes - Stradbroke 29 NSW 29Sep 20, 2015 8:20 pm Jessie, I cant think of any benefits of going with clipsal, except that it's more convenient and I guess easier for electrician since they can do their rough in prior to the walls going up. If you reckon you can a friend to do it and supply your own goods then you will most likely save $$$$ Re: Coral homes - Stradbroke 29 NSW 30Sep 20, 2015 8:26 pm Wow that was a quick start you had sebjub! Your plan looks really good! You're right that loungeroom is huge!!!! Love your alfresco that is also really big. And the laundry, you have taken the linen out of there? Hope the pace of your build picks up so you don't have to do a double move Re: Coral homes - Stradbroke 29 NSW 31Sep 21, 2015 8:17 pm Thanks Murray, Yep we took the linen out of the laundy and all of the internal shelfs and rails out of the built in robes and walk in. we are going to get these all custom done after handover. in the laundry we will get a long bench and a big linen press near the rear door. have you got the standard facade ? looks like you have a massive portico Re: Coral homes - Stradbroke 29 NSW 32Sep 25, 2015 9:25 am Oh right, is it because you can do it cheaper or coral wouldn't custom build them for you? I cant even remember what we are getting in our wardrobes! So much to think about some things slip by. We have got the designer facade facade, our land is on the edge of the cul de sac so it curves in a bit on the side, so we had to split the double garage into two singles and set one back so the whole house could move forward 1m and give us more backyard. The porticon we just added 1.5m to the slab and extended the roof out. Hows your housr progressing have you got your kitchen in yet? Re: Coral homes - Stradbroke 29 NSW 33Sep 25, 2015 9:58 am We didn't like the standard Coral internals for the wardrobes, they are a painted timber shelf and a metal rail running full length. we looked at getting custom robes by coral but they were too expensive so will get another company to do them after handover. Out kitchen cabinets and bathroom vanities are in. all internal doors are on and we have painter coming on Tuesday. sold our house and are exchanging contracts today at 1:30, so it will be a race to the finish to try to avoid double handling everything. if it is looking close i am going to request to stay on a couple weeks and rent back off the new owner. Have you got kitchens in? Re: Coral homes - Stradbroke 29 NSW 34Sep 25, 2015 2:21 pm Ok fair enough, I think we got them to give us some drawers and some shelving. Probably overpriced but just wanted things to get done! Beautiful! Do you have a pic of your vanities and kitchen? House will look different with a paint job! Oh wow so your house sold, so you have about six week to be out? Cutting it fine! Surely after painting there wont be more than fiveish weeks left of stuff to do? Hopefully they'll let you rent if there's a few weeks in between. No, we have slowed down bigtime! Its taken about three weeks to get all the internal carpentry done. Kitchen has been held up at factory for some reason. Wet area tiles are supposed to be getting done today. SS reckons next week will be kitchen and bathroom vanities install, painters are supposedly starting on Monday, cleaning all the brickwork, and doing the the external eaves and alfresco roof etc. That to me sounds like a ridoculously busy week, will be very impressed if they pull it off! Did they install your vanities first or do your tiling first? Re: Coral homes - Stradbroke 29 NSW 35Sep 25, 2015 5:32 pm I'll post a picture of the kitchen and bathrooms, just taken through the windows so was hard to get a shot. We got another week for settlement today at exchange, 7 weeks from today!
We have been told painter this Tuesday, Tiler the week after and fit off will take the next couple weeks after that. We still don't have a garage door and our cornices are not done. Our ss said that he likes to do tiles before paint but couldn't organise it. The carpenter has put all our skirting boards on, which seens odd seeing we are getting tiles by coral, they will have to pull them off to lay tiles and carpet. we are 9 weeks since slab was poored on this coming Tuesday! No good about your kitchen, hopefully it get sorted quickly, have you got any new photos? Re: Coral homes - Stradbroke 29 NSW 37Sep 25, 2015 7:36 pm 7 weeks, you may just scrape through!! Gee I hope you do. Did they say how long painting would take? So the tiler will do all your tiling at once? We are just getting wet area tiling and the alfresco but I assume they will be done seperately. It seems strange they like to do tiles before paint, at least if there are no tiles there's nothing to cover up..our ss is doing the same thing though. Thought the exact same thing with our build..why put the skirting down when its going to get pulled up. 9 weeks since slab that is an incredible pace for you! We're about ten. No new pics, the only change is they've put a few doors on haha. So there are extra cupboards under the breakfast bar facing towards the living room? Nice idea! They sre handleless? What colour is your benchtop? Its all looking fantastic! Re: Coral homes - Stradbroke 29 NSW 38Sep 27, 2015 8:56 am They haven't said how long the painting will take but I hope no longer than a week. I think the Tiler will just do the wet areas first. And come back for the main floors. it looks like we only have wet area tiles delivered. Yes they are 400mm deep cupboard running right along facing the living. They are handless, I think our whole kitchen is. we saw this on a coral Bronte display home and thought it was a good use of space. Good storage for things you don't use all year round, maybe Christmas plates and stuff. And we like having a nice big bench. We got the inspiration pack and selected the modern kitchen which came with 40mm bench stone tops, we paid to upgrade these to snow white, We have osprey colour in the bathrooms. What colours have you gone for kitchen and bathroom. are you doing tiles through the main living areas? Re: Coral homes - Stradbroke 29 NSW 39Sep 29, 2015 2:06 pm Yeah you wouldnt think painting would take any longer than a week. Yeah its a great idea, any extra storage is always a good thing! Ok so you got inspiration package. Sales consultant warned us off that, but I reckon it was because the value was top good! We ended up with indulgence but changed to elegance when it came out. The white on white looks really good in your kitchen. We've got osprey in the bathrooms too, and linen in the kitchen dark brown cabinetry. No not the tiles we have gone for the laminate. Thought it would be a little more forgiving with young kids. Just spoke to the ss today, kitchen is still not ready and wont be for a couple of weeks, some 'miscommunication' has occured apparently. And tiling only began this week. We've got nine weeks til we need to be out of our current house so we need this build to move along! Re: Coral homes - Stradbroke 29 NSW 40Sep 29, 2015 6:29 pm It must be frustration with the kitchen. we have been very luck in most thinks have gone to plan, even though we got up to the 13th variation! We had the choice of the designer, the old elegance which had 20mm benchtops and the choice of the $2500 ducted AC or the tiles. we wanted the other bathrooms and the Neo Modern kitchen and colourbond room. I wish we didn't get the tiles and carpet through Coral and we just got our own tiler in after handover to save some money. I dont know if the inspirations pack was worth it in the end. The current deals that Coral have look really good. I have a friend about to build and i was impressed with what he was getting on the new deals. I like the Linen colour, it will look great with brown kitchen. are you getting it in 20mm? what tiles colours did you select for your Bathrooms? Our bathrooms are a dark grey tiles, cant wait till they start tiling, think it will be my favourite part of the build! I was inside today and got some more photos that i will put up. I feel like i am hijacking your thread a bit! Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 14033 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
