Browse Forums Building A New House 1 Sep 09, 2015 2:26 pm Hi all Have used this site a ton before deciding to build with coral, and thought I would help others where I can by sharing our story (plus I've got some time to kill at work haha), and haven't seen much about any stradbrokes on here. We purchased 700m of land in June 2014, which then registered in February 2015. While the land was registering we went as far as we could with coral, including paying the initial deposit for site costs etc but then were stalled until registration. This is our floor plan. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Once the land registered we were able to attend colour, electrical, and tile appointments. Here is my advice in regards to them. Do your research!! At out colour appointment we felt quite rushed, so best to have a good idea of what you want before you go. Also, they were unable to give us a price of anything we were upgrading, so we left the appointment not really knowing what we had spent and wouldn't know until it came back as a variation. Also, I would suggest adding in as much as possible to your tender so you dont have to pay directly out of your pocket. We did this for some things but would have done it for more had we thought about it properly. The electrical, add an allowance in your tender! We didnt want to risk waiting until the build to sort things out with the electriciam as a cash job, so we did it all through clipsal. We did the common things..owner supplied downlights and owner supplied fan/lights for the bedrooms (was cheaper to owner supply). Added powerpoints throughout and some heat/fan/lights to the bathrooms, some outdoor lights, nothing excessive..we had a 5k allowance in our tender and spent another 5k, and this does not include the cost of owner supplied goods. Its expensive! Tile appt - we did our colour appt before the tile appointment but I would suggest doing in the other way round. We had picked colours for the vanities in the bathroom thinking we knew what tiles we were going to get, but on attending the tile appointment found out they were an upgrade we weren't prepared to pay. So now we have gone a totally different direction which is fine, but it would have been easier to have the tiles at the colour appointment and work around them. Everything went through head office pretty quickly without any real hiccups, and our cso was just lovely, and managed to get us a start date of June 17. The first week was a complete washout, and there was a hold up at the cement plant but we finally had our slab poured around July 10 (we live a while from the build so not really sure when things happen) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Our framework was delivered on the 20th July and was conpleted by the 25th. This took a while to complete as some of the order they received was damaged and they had to wait for more. As of August 8 it was almost complete. It was our first choice but a) wouldn't fit on our block and b) I was concerned with guests having to walk through my kids' lounge room to go to the loo. Great design though. Looks like your build is progressing very nicely Good advice on the pre build appointments. I wish we'd built an allowance in for electrical in our tender. All up, including what we added straight with the sparkie and the owner supplied stuff, ours is just under $9K. Crazy! Would have been nice to have included that in the loan amount, but we've managed to scrounge it up. Were originally going to go a santorini but we needed something with the alfresco and garage on the same side. Yes thats true about the toilet..but I guess the positive is there is some privacy! Our concern is the distance our bedroom will be from our kids. Oh wow thats a huge amount for electrical! Stings a bit doest it!! I just saw you have a pci date, congratulations! That's great sejub! Where are you building? Seems all us stradbrokers have been hiding haha. Your build sounds like it's going nicely, roof is gully. I wasn't a fan of the colour samples but I like it now I've seen it on. What colour roof have you chosen? Colorbond have alot of good colours we found it hard to decide! That's not good to hear building has slowed, do you anticipate you'll be in by the Christmas break? Thanks, the ones at the display had the bifolds which looked awesome but were out of our proce range, plus I'm not a bug person so I needed something I could put fly screens on haha. I love the design and the brick colours. We do, but you seem to have shot along at an incredibly fast pace! I have no idea when we will be in, ss wont give us any indication at the moment until painting is completed. This week they are doing the internal doors and architraves etc, and the waterproofing has been done. I believe kitchen and bathroom cabinetry will be next week and then the painting. Hoping to be in in roughly ten weeks as thats when we have to move out of this house..dont want to move twice!! But that may be wishful thinking. When are you expecting to be in? Your floor plan looks really well thought out, I like that sliding door next to the kitchen. We look to be at exactly the same stage, what are they doing in your build this week? Have they given you any indication of when you will be in? Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
