Wondering should we go for Single Story house or Double story? Only 1 Kid around 7 Year old so stairs not the problem. Building cost is 20% higher. Which one will give us better return in future? Thanks, Tech 123 depends on your needs, u get a bigger backyard if u build a double, but some people like single storey with no steps/stairs.. Even if we build double story ,it only adds 2 meter backyard. I do not think it is significant to build double story. If you can afford it then go double. It is always better to have more space. You don't have to use all the rooms if you don't need to but if you need an extra room, you can't just add it as easily later. You need to consider your own needs initially, then future resale value in your specific area. You may find most houses are single storey, and having one of the few double storey houses in the area might be a big selling feature and increase your return by a lot more than the initial build cost. Ask real estate agents in the area what they think of the possible increased value of a double versus single storey house. 2 metres of extra backyard space could make a big difference to a future buyer. At the end of the day often a house is only worth what someone else is willing to pay (in certain markets). And it also depends on the other houses around and not wanting to over capitalize. I'd also consider aspects such as would you have a view if you went up, are neighboring houses one or two stories (I.e will yours look odd if it's two store u and all around is one?) etc. clever designs for one storey may achieve better functionality etc than a two storey at less cost.
