Browse Forums Building A New House 1 Sep 08, 2015 12:42 pm Hi All, Just wondering if anyone purchase land in Gill Estate, Lot 4, Boundary Road, Schofields and if anyone knows who the developer might be and if you have had any updates? I couldn't really get much information from the sales agent or their solicitor Thanks in advance. Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 2Jul 26, 2017 8:44 am Hi, I have also purchased in Gill Estate, Lot 4, Boundary Road, Schofields. The developer on the contract is listed as VPB Corporate Pty Ltd. I was wondering if you had any luck finding out any infomation? A road and street lights are up on the lot so registration should be soon. I am trying to chase up any details about the contours/levels and easements from the vendor's agent. Kind regards, David Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 5Aug 07, 2017 7:56 am For those interested, a lot in the estate has recently been listed and the expected registration is listed as August/Septemeber https://www.realestate.com.au/property- ... 201878218# Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 6Sep 12, 2017 3:37 pm Hi, I've recently heard from our conveyancer that the subdivision will be out of council shortly and due for registration within the next few months. Just wondering if you guys have been provided with any further documentation such as the Draft Sewer Plan or Draft 88b? Thank you Alex Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 7Sep 12, 2017 3:39 pm pindip Hi, I have also purchased in Gill Estate, Lot 4, Boundary Road, Schofields. Kind regards, David Hi David, Have you had any luck in chasing up the contours/levels and easements from the vendor's agent? I've been trying for the last 2 years and haven't had any luck Thanks Alex Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 8Sep 12, 2017 4:03 pm Hi Alex, I have also been chasing this up for the past six months and have had no luck. I have spoken with the company contracted to provide a linen plan to submit to council (GDS http://www.gdsland.com.au/). They have said that the draft is being finalised and should be finished in a couple of weeks, although this won't contain contours but it may contain an easement plan. Our builder was happy with just this and then they will do the survey/soil reports for the lot. Hopefully not much longer Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 9Sep 12, 2017 9:23 pm Hi David, Thanks for providing that extra information. That's strange that the linen plan is not yet available, since it required for council submission/approval. When did you speak to GDS? Thanks Alex Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 11Oct 24, 2017 10:41 am pindip Hi Alex, I spoke with GDS two weeks ago to request the plan. Hope this helps Hi David, Hope you are well, Have you managed to get a lot plan for the estate or any other further information? Thanks Alex Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 12Oct 24, 2017 12:30 pm Hi Alex, Likewise, unfortunately no update as of yet. We contacted the vendor's solicitor and they let us know they are "chasing their consultants for a timeframe for registration and they expect it should be ready to submit shortly" However, they provided no date and they advised that the s88B and contour survey / linen plan was not available at this time. Not very helpful, but fingers crossed it is submitted shortly. Cheers, David Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 13Nov 13, 2017 9:38 am HI all, I also have a block in this estate, I have just read all of your comments and I am also having zero luck. I find this very frustrating!! Ans very concerning that we can get no info. I have also spoke with council regarding the application and I can confirm that they submitted it on 31st October but there was that many things missing that they would not even look at it so they went back to the developers requesting all the missing info and I can now tell you it still has not been provided! I think they are trying to screw us all over and plan on trying to rescind as they stand to make alot more money if they can. Its only an application to the courts to get that approval and how would we know if this is the case???? Thank you for this information. Speaking to my solicitor last week they suggested we will write to them in December and ask to extend the sunset clause but I will be contacting them again and providing this update. I will also be asking them about the potential for the vendor to rescind the contract and what we should do to protect against this. Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 15Nov 13, 2017 3:02 pm I've been in touch with Blacktown council who can confirm that everything that was submitted on the 29th September 2017 has been approved from council end, though unfortunately there are many documents missing that were not submitted. As of last Thursday (10.11.17) there has not been any change to this, with nothing further being submitted. Council have told me there isn't a time frame for the vendor - and considering they are so useless and have taken this long to submit anything, I don't think they are caring to rush. It would be in their best interest tax wise to submit before council closes this year, assuming they are not trying to rescind on purpose. They may face legal action at this stage if they do try to rescind as council have said there is no building reason that it has been delayed - the original subdivision was submitted and approved at council in July 2015. I have been in contact with my solicitor who can also confirm this. The vendors solicitor has the 88b and is refusing to pass it on to our conveyancer as "she doesn't think we need it yet and legally doesn't have to give it to us as it's only a draft." Council don't have a copy of this as yet. Blacktown council have been awesome and very helpful. If you ring and give the DP number and address they can give you information that is open to the public - can't give you the types of documents missing though - not that we can change that anyway. The company that did the original contour is apparently Mepstead and Associates as on the original plan submitted. I have been in contact with them three times - they were going to send me a quote for the contour (that usually comes free) - still waiting for them too - it's been over a month. So over the unnecessary delays and wish some people would just do their jobs properly - nothing like a bit of end of year stress Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 16Nov 14, 2017 12:34 pm Hi, thanks for this, heaps of useful information. Regarding the contour, i know that a new company (GDS http://www.gdsland.com.au/) is now doing the linen plan for the submission to council. However, they would not provide us with the draft plans until they were submitted. Is this on the contract? I will call Blacktown Council and get an update. Kind regards, David Re: Who else purchased in Gill Estate, Lot 4, Boundary Road? 19Dec 04, 2017 10:14 am Hi all, Just to let you know, the gates to the street have been removed. We were able to walk on our lots and inspect them. Also, the street has been named - Bulara St. It should hopefully all happen soon!
