Browse Forums Building A New House 1 Aug 26, 2016 6:27 pm Hi everyone! My fiancé and I are building on a 480sqm lot up here in Nth QLD. We are just about to sign the builders tender contract this weekend. We wanted a 3 bedroom with open plan kitchen/dining/living and alfresco to the rear. My partner also works on cars a lot so we needed a roller door at the back of the garage and enough space down the side to store a car! (Or a boat maybe for future buyers) These are our plans! I'm pretty happy with it, it's been a lot of back and forth to get to this point! One of my friends built something almost identical except it has a 4th bedroom between the ensuite and kitchen.. Its a really great layout and they love it! I know what you mean about the yard but unfortunately most yards are like that so we just have to do the best that you can.. we are going to try incorporate the side yard as well to make it feel alittle bigger. I guess we will have a bit of space down the east side to do a little garden or something We are building with Grady but I'm not sure if they are nationwide or just up here. They have been amazing! We switched from a different builder who were pressuring us way too much to just sign a contract before we had decided and gone through everything! He mentioned he is obligated to advise we should consult a solicitor before signing. My question is if this is really necessary? What have you all done? However, they do come recommended so I think we were in the minority. They are local to TSV, longest serving builder? Your plan looks fab, really practical and a good use of space. Just things I would think about, not neccessarily change... Could bed 1 or 3 be pulled out to increase size ever so slightly. We increased our master by 0.5m x 4m and it was $2500. I thought that was good in the long term. I think your kitchen and dining area is lovely but if the budget allowed to maximise the outside area could you incorporate more glass into that area making it feel more inside/outside? Your master has a lovely duel aspect, could you maximise that with extra windows or even patio doors to a future alfresco? Only thoughts. I study plans and then question every fine detail. Sorry I've just seen these now. Oh really? We have had such an amazing experience with Grady so far. We were going with another builder who was just pressuring us way too much (MC) so we decided to look at other options. We do want to increase the master size. We are waiting to see if st George will approve us that way we get some deposit back to use towards upgrades so fingers crossed. We have sliding glass doors (floor to ceiling) and 2.7m ceilings so I'm hoping that will feel really spacious and open. Having indoor/outdoor flow and a large bright space was really important to me. We have one huge window at the front of our master we changed that from the double hung that was standard for most. Hoping that will bring in more light and make it feel a bit bigger. I hope it turns out ok with the oak cupboards. Everything coming long nicely, bit of a timeline below: 27 Feb - Footings began 02 March - Slab 15 March - Besser Blocks 18 March - Roof Trusses 22 March - Roof! 30 March - Exterior Paint & Internal Frame 06 April - Plasterboard up 07 April - Lockup!! Now we have the tilers and cabinet makers there this week so I can't wait to see our kitchen and bathrooms once that has been done. I can't wait... will be so nice to finally be in there!!
