I've seen people here mentioning the costs around the range of 10-20K and was anticipating the same. But to my surprise the Standard Site costs came about 22K + there were some additional Site costs of 9K totaling to $31K. I know that site costs vary per each site but I just want to know if the costing is justified. Just want to know if these costs are standard or am I the only one played up on. Some of them provide all inclusive price with limited allowance for each items in site cost. These builders surge the site costs during the work phase. Its a variable cost and its quite dangerous 2. Some of them provide base price + package price ( package including allowance for site costs which are usually sufficient). You will have a option to get a fixed tender in 4 weeks time, which usually come back with a slight increase to overall price around 5k to 10K 3. Some of them provide the base price and make you wait for 6 weeks to come back with the site costs and other inclusions. It will be usually around 80k to 100k They all are out there trying to lure customers with all those marketing strategies. Site costs usuall will have a line item for the below 1. Drop Edge Beam 2. Piering Costs 3. Slab upgrades ( if required) 4. Soil export or import as required 5. Material handling and access fee 6. Saline treatment costs 7. NBN Package 8. Fencing cost (some time explictly mentioned) 9. Site cut and fill cost 10. Garagae or any other living area Step down or Step up cost, due to the fall of the land So yours seem to have all the listed items, so you need to check the pricing model you were sold, then accordingly you will have answers... 15k to 25K in our estate seems to be normal... Initally took tender with first style and they gave me SD4 first style range which is H class in general standards. They will make sure to add relevant point wise additions to make up to the cost. Guess not much left to brain storm there. Have one more question, EBH mentioned stand tile allowance as $22/m2 where as when i went to dolenzo and asked for the advantage series range tiles they showed me the $30 ones. People who already did their selections could share some more light why this diff and do we need to pay the extra $8? A survey must’ve completed by a certified surveyor.
