Re: Anyone else building at Piccadilly Estate, Riverstone? 463Feb 21, 2017 8:44 am Hi all, Has anyone gone for finance yet - how will the land be able to get valued? This is the first time I have applied for a mortgage, so I am unsure how banks go about valuing property (particularly something that's off the plan). Cheers First Home Buyer | Livingstone 22 Tender accepted 9/10/15 | Contract signed 30/10/15 | Colours selected 29/03/16 Re: Anyone else building at Piccadilly Estate, Riverstone? 464Feb 21, 2017 8:48 am WarpSpeed79 Hi all, Has anyone gone for finance yet - how will the land be able to get valued? This is the first time I have applied for a mortgage, so I am unsure how banks go about valuing property (particularly something that's off the plan). Cheers We've just had our finance approved. Watch out though, our house (not the land) was valued 50,000 cheaper than what we're paying for. We're building a single story though so unsure for those building double story. They use your plans to value the land/property. Helps to Keep up the spirit. I am wondering how much time would it take between the initial deposit with the builder to finish the color selections/electrical appointments etc. Say, if we have all the decisions made before hand, like the plan, colors, upgrades, electricals etc. Is it possible to fasten the process of these appointments with the builder. Also does anyone have an estimate from EBH for ducted Air conditioning (say for 24/26 squares home, single) Thanks Re: Anyone else building at Piccadilly Estate, Riverstone? 470Feb 21, 2017 1:12 pm Titania71 Hi air con from EBH for our Livingston 26 was $12900.00. We will do it after we move in. Hmm...Thank you, Are you getting the ducts done with the house then? Re: Anyone else building at Piccadilly Estate, Riverstone? 472Feb 21, 2017 5:25 pm If you go with EBH for the aircond system, they only offer 1 particular brand which is ActronAir. This is an Australian manufactured system. They are pretty expensive as Griffin Air, ( the system supplier) has to "cover" EBH.... It will be cheaper if you install after you get your keys, However your Basix certificate will indicate that no aircond system will be installed for EBH to apply for the ( interim occupational cert) Re: Anyone else building at Piccadilly Estate, Riverstone? 473Feb 21, 2017 6:48 pm cheongsn If you go with EBH for the aircond system, they only offer 1 particular brand which is ActronAir. It makes sense to get it done ourself later then. Re: Anyone else building at Piccadilly Estate, Riverstone? 474Feb 22, 2017 1:07 pm Has anyone had issues with how long Kitchen Culture (EBH) take to get plans/quotes back to you? Had our appointment on 2nd of Dec, finally got our quote 3 weeks ago, approved them - still waiting on our drawings and final quote (after making a decision on our stone bench type) Re: Anyone else building at Piccadilly Estate, Riverstone? 475Feb 22, 2017 3:01 pm who was your Consultant? We had Maddison Glover who was excellent. We met on 1st Feb & got our quotes, drawings, etc the very next day. We confirmed & signed the quote a few days later & EBH sent us the PCV for the kitchen variations. For us, our Kitchen is finalised. We had not much delay maybe because we did not have much upgrades & changes. Re: Anyone else building at Piccadilly Estate, Riverstone? 476Feb 22, 2017 3:12 pm cheongsn who was your Consultant? We had not much delay maybe because we did not have much upgrades & changes. Our consultant is Alyce. No idea what's taking so long. We've made some changes but nothing too extravagant that would explain the delay.. we would just like to finalise all our PCVs as this is the last one.. oh well, win some, lose some! Re: Anyone else building at Piccadilly Estate, Riverstone? 477Feb 22, 2017 4:56 pm Not happy with Kitchen Culture but had no choice. Our girl was Courtney. We made many changes and by far was the hardest part of our appointments. The lack of experience from the consulting staff was really hard to deal with. A survey must’ve completed by a certified surveyor. This form part of every DA requirement 3 223589 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you. And have seen their sites unfinished for a long time. 4 24807 |
