We have been approved for the land but our mortgage broker said he cant process the build until we have council approved plans. Is this the case for everyone? We got an unconditional approval for both the land and build, our broker then sent a copy of our formal approval to Eden Brae for them to know that we have got our finance sorted. They should be able to give you a valuation for both the land and build. If there's any issues, I have a wonderful broker who helped us out. My mortgage broker didn't mention anything like this and I am going for Land+Construction loan without council approval. Hope that helps. For land loan, Banks needs signed contract copy which confirms that you have paid 10% deposit and also bank statements reflecting the payment. Also 5% Genuine savings clause comes in which agents knows how to handle it... For Construction loan, all they need is a signed construction tender with deposit paid in.... either 10% or what ever the builder needs ; usually 5%. you will have to show proof for remaining 5% in banks or source of funds.... Bank will approve unconditional loans but your construction loan progressive payment doesn't start unless the buildings starts, which again cannot start without council DA approval for construction. thats the reason banks provide unconditional loan approval... for land loan, they mortage your land and for construction it doesnt start unless the building starts...HTH Suggest change the agent if possible... again you are took close to land settlement so calculate the timing and risk involved.
