Just because your saving 28k in land cost doesn't mean anything, you're just saving because it's smaller, it will always be worth 28k less. That's something I noticed immediately, zero natural lighting through the kitchen and living. Now I'm back looking at the 4 bed haha. Literally going round in circles our land is on hold till Friday and need to make our decision by then. Maybe we will go with the 4x and hope for the best. Going to really suck if nobody wants to rent it though! It feels very rush rush but the land is selling quick in there and we have already had it on hold for a week now. I just feel really guilty talking to more than 1 builder/sales person. You'll feel even worse when you don't get the right layout! Anything rushed in real estate usually doesn't end well, it's not a small amount of money your talking about and you want to get the best return as a rental and when you sell it, I'd consider other options as I reckon there are much better plans out there. There will always be other blocks .........if the agent can't sell them those blocks will probably be for sale. Then think about what your strategy is for buying a rental property because as you yourself have mentioned property prices can drop. Most people don't make money on their investment by getting the tax break (that's why its called negative gearing). So if it costs you $10,000 a year to rent your property out (remember that you can only claim the interest on the repayment not the whole mortgage payment) then you will at the top marginal tax break only receive $10,000 x 48.5% ie $4850 tax refund. You've lost $5150. So why do people do this? Because they are relying on the property to increase in value by more than what they've lost each year. At the moment on our local buy sell pages I see a lot of break leases. And rents for a 4 x 2 are as low as $370 a week with first two weeks paid. I would be speaking to lots of real estate agents and finding out what leases and what doesn't and then look to build what the market wants. We are putting down a 20% deposit so I think it will be pretty safe investment and the rent will cover the mortgage repayments which will be only $370 a week because of the cash deposit. We have also been able to secure permanent, long term tenants (my husbands parents who have decided to move to Perth and retire). We know that they will respect the property as much as we do so we won't have the risks associated with owning a normal rental property and leasing it out. We won't bother using an agent now either so we can save money there. The plan isn't to make money in the short term as I know real estate investments don't work like that and the market isn't the best at the moment. There's no growth at present but it will start to go up again eventually. We are planning to hold onto it for 5-10 years and then decide what we want to do. In 5 years I will be 32 and by then and it's probably a better time to assess the market conditions and whether selling it would be a good financial decision.
